Abstract
Etažna lastnina je posebna oblika lastnine. V prvem poglavju v sklopu etažne lastnine je zajet pojem, predmet, oblikovanje, vpis ter omejitve etažne lastnine. Ker je v interesu etažnih lastnikov, da je stavba primerno vzdrževana, potrebujejo upravnika oziroma osebo, ki bo skrbela za vzdrževanje. Etažni lastniki morajo skleniti pogodbo o medsebojnih razmerjih, s katero uredijo način upravljanja in rabe večstanovanjske stavbe. Odnos med lastniki in upravnikom pa se uredi s pogodbo o opravljanju upravniških storitev. Pomembno vlogo pri upravljanju imajo tudi podjetja, ki se ukvarjajo z upravljanjem nepremičnin. V diplomski nalogi je govora tudi o Pravilniku o upravljanju večstanovanjskih stavb, stanovanjski inšpekciji, obveznem rezervnem skladu.

Secondary abstract: |
Condominium is a special form of property. In the first chapter within the condominium property is covered by the concept, object, design, enrollment limits and condominiums. Since it is in the interests of condominium, the building is properly maintained, requiring the manager or the person who will be responsible for maintenance. Condominium owners must enter into a contract of mutual relations, which regulate methods of management and use of residential buildings. The relationship between owners and managers are subject to a contract for the provision of services on scheduling. Important role in the management of a company also involved with the management of real estate. In this thesis, the discussion about the Rules on the management of apartment buildings, housing inspection, mandatory reserve fund. |
