Abstract

V diplomski nalogi smo analizirali cene stanovanj, stanovanjskih hiš in nezazidanih stavbnih zemljišč v lokalnih skupnostih ob Mestni očini Ljubljana. Iz Trgoskopa smo pridobili podatke za leto 2017, ki smo jih prečistili po izbranih kriterijih. Stanovanjske hiše in stanovanja smo glede na lokacijo razdelili na območja znotraj občinskih središč in območja izven občinskih središč. Vsako območje smo nato razdelili še na dva dela glede na neto tlorisno površino. Nezazidana stavbna zemljišča smo razdelili samo glede na velikost zemljišča, ne glede na to, kje se nahajajo. Za vse nepremičnine smo zračunali osnovne statistike in izvedli primerjalno analizo. V nadaljevanju smo se osredotočili na prodaje stanovanj, ker je bilo v obravnavanih občinah izvedenih največ prometa s tem tipom nepremičnin. Povprečno prodajno ceno stanovanj na enoto po posameznih vrednostnih conah smo primerjali s posplošeno tržno vrednostjo referenčnega stanovanja, ki je opredeljena v modelih množičnega vrednotenja nepremičnin. Podrobno analizo smo izvedli samo po občinah, kjer so bile razlike največje. Ugotovili smo, da so razlike med vrednostjo referenčnega stanovanja na enoto in aritmetično sredino cen na enoto za analizirane prodaje stanovanj v večini občin relativno velike.

Secondary title: Comparative analysis of real estate sales in local communities near the City of Ljubljana
Secondary abstract: In the diploma thesis we analyzed the prices of apartment, houses and uninhabited building land in local communities near the municipality Ljubljana. From Trgoskop we obtained data for year 2017, which were purified according to selected criteria. Depending on the location, we divided the apartment and houses into an area within the municipal center and an area outside the municipal center. Each area was then divided into two parts according to the net floor area. We divided the unoccupied building land only according to the size of the land, regardless of where it is located. For all real estate we calculated basic statistics and conducted a comparative analysis. In the following, we focused on the sale of apartments, because most of the properties were sold in the municipalities concerned. The average selling price of apartment per unit by individual value zones was compared with the generalized market value of the reference apartment, which is defined in the models of mass valuation of real estate. A detailed analysis of the difference was made only in the municipalities where the differences were greatest. We found that the differences in the majority of municipalities, between the value of the reference apartment per unit and the arithmetic mean of unit prices for the analyzed sales of apartments, are relatively high.
