Abstract

Redno vzdrževanje večstanovanjskih in drugih stavb je potrebno, če želimo zagotoviti kakovostno in varno bivanje. Zaradi tega je panoga upravljanja nepremičnin zelo pomembna. V diplomski nalogi je skrčeno predstavljena zakonodaja o upravljanju večstanovanjskih stavb, podrobno pa je predstavljeno stanje upravljanja večstanovanjskih stavb v slovenskih obalnih občinah. Podatki in analiza stanja so rezultat odgovorov na sestavljen vprašalnik. Predstavljeni so splošni podatki o podjetjih in dejavnosti, ki jih opravljajo. Podane so tudi vrste stavb, ki jih upravljajo in najpogostejša vzdrževalna in investicijska dela. Predstavljena so tudi plačila za storitve upravljanja, način določitve višine plačila ter najpogostejše težave pri zbiranju sredstev. Prikazano je mnenje podjetij o zakonodaji z obravnavanega področja v Republiki Slovenije, način komunikacije upravnikov z etažnimi lastniki ter način izbora izvajalca.

Secondary title: Management of apartment buildings in Slovenian coastal municipalities
Secondary abstract: Regular maintenance of apartment buildings and other buildings is necessary if we want to ensure a quality and safe stay. As a result, the real estate management is very important. The thesis briefly describes the legislation of apartment building management, whereas the situation regarding management of apartment buildings in Slovenian coastal municipalities is presented in more detail. The result of the acquired questionnaire answers are the data and the analysis of the situation. General information about companies and their activities are presented. There are given also the types of buildings they manage and the most frequent maintenance and investment works they have to do. The following is also presented: the payments for management services, how they determine the amount of payment, and what the most common problems in fundraising are. It is shown what companies think about legislation in the Republic of Slovenia, how they communicate with floor owners, and how they choose the contractor.
