Uporaba verige podatkovnih blokov za trgovanje z nepremičninami

Abstract

V diplomskem projektu sem se osredotočil na najmlajšo tehnologijo verige podatkovnih blokov in nepremičninsko industrijo. Teoretični del je namenjen predstavitvi tehnologije, nepremičninske industrije in kako le-ta poteka, kakor tudi predstaviti poteka solastništva sredstev in žetonizacije le-te. V nadaljevanju sem predstavil, kako se lahko uporaba nove tehnologije verige podatkovnih blokov uporabi oz. se uporablja za nudenje novih storitev, ki doslej niso obstajale, ker ni bilo tehnologije, ki bi to tehnološko omogočala. V empiričnem delu diplomskega projekta sem se osredotočil na povprečne ljudi. Izvedel sem anketo,s katero sem želel ugotoviti, koliko jih je sploh seznanjenih z obstojem nove tehnologije oz. če poznajo kakšna podjetja, ki nudijo oz. gradijo nove storitve na tej tehnologiji. Izvedel sem tudi intervju s predstavnikom podjetjem Remax iz Maribora, kjer sem dobil tudi podatke, kam so usmerjena velika nepremičninska podjetja. V diplomskem projektu želim predstaviti, da uporaba verige podatkovnih blokov lahko pripomore k bolj učinkovitemu poslovanju, če evropski ali slovenski institucionalni okvir podpira razvoj in uporabo teh tehnologij, ter če podjetja za trgovanje z nepremičninami že dejansko implementirajo to tehnologijo v njihove poslovne modele.

Secondary abstract:	The main focus of my thesis is on the development of blockchain technology and real estate industry. The theoretical part aims to present the basics of the technology, to depict the real estate industry and how it functions, as well as presenting co-ownership of assets and the tokenisation of assets. Then I tried to define how the use of the new blockchain technology could be used, or is already being used, to provide new services that did not exist so far; as there was no technology that technologically enabled this in the past. In the empirical part of my thesis I have focused on average people and conducted a survey to find out how many people are even aware of the existance of the new technology and if they are aware of any companies that also provide or are building new services based on this technology. I have had a short interview with the trade and service company Remax from Maribor, where I have recieved great feedback about where the big retail estate companies are aimed to inspire in the developing future. The thesis aims to confirm that the usage of blockchain technology can help to increase business efficiency, if the European or Slovenian institutional framework supports the development and use of these technologies, and if real estate companies are already implementing these technologies in their business models.
