Abstract

Leta 2008 je svet padel v finančno in gospodarsko krizo. Magistrsko delo raziskuje vzroke za finančno krizo, vključno z naraščanjem svetovnih gospodarskih neravnovesij, eksplozijo uporabe novih finančnih instrumentov, slabim upravljanjem tveganj in razvojem hipotekarnega trga. Gre za krizo prezadolženosti podjetij in insolventnosti finančnega sistema. Pregled dokazuje, da mnogi oblikovalci in voditelji ekonomskih politik ter investitorji niso videli nevarnih posledic svojih odločitev. Proučili smo razvoj hipotekarnega trga kot enega izmed glavnih krivcev za finančno krizo 2008. Proučili smo posledice in ukrepe za reševanje finančnega sistema in stabilizacijo svetovnega gospodarstva. Ko pride do neravnovesja na finančnem trgu, se le-ta poruši in dobimo finančno krizo, ki se je začela oktobra 2008 na ameriških trgih in se kmalu razširila po vsem svetu. Prizadela je tudi Slovenijo. Okrevanje po krizi je izjemno počasno. Posebno pozornost smo namenili analizi poslovanja slovenskega gradbenega in nepremičninskega trga. Na osnovi analize podajamo ugotovitve in predlagamo rešitve za ta podjetja, da bi v primeru podobnih kriz bolje odreagirala in se preventivno pripravila na nenadne in nepričakovane šoke.

Secondary abstract: In 2008 the world was hit by a financial and economic crisis. The central topic of the master's thesis explores the reasons for the financial crisis including the increase in world economic imbalances, the explosion in the use of new financial instruments, inadequate risk management, and the development of mortgage market: the crisis of company over-indebtedness and the insolvency of the financial system. The overview proves that many makers and leaders of economic policies as well as investors never saw the dangers of their decisions. The thesis studies the development of the mortgage market as one of the main reasons for the 2008 financial crisis. It also focuses on the consequences and the measures for saving the financial system and stabilising world economy. When the financial market is faced with an imbalance, it crumbles and results in a financial crisis such as the one that began in October 2008 on American markets and soon spread around the world, striking Slovenia, too. The recuperation after the crisis in extremely slow. Special attention was also given to analysing the business performance of Slovenian construction and property market. Based on the analysis, key findings are presented, and solutions are given for the relevant companies so that they would be able to react better in case of similar crises and be preventively prepared for sudden and unexpected shocks.
