Abstract

Real estate, land and buildings, are the most valuable assets for every country and individual. They represent the most attractive investment fields. Real estate is attractive because it offers capital growth in the long-term and is a good barrier to inflation. Depreciation of buildings over time is a barrier to increasing the value of the lease and the value of the sale in the long run. The purpose of this research is to determine the factors that influence the rise of the price of real estate in the Municipality of Suhareka, the effects of infrastructure and other elements. Theoretical analysis has been made for the main factors influencing the rise in real estate prices, with particular emphasis on the Suhareka Municipality, which despite the large number of its citizens working and living in Western European countries, real estate prices have increased . This research is the first of its kind in this field, which provides a detailed analysis of the main factors influencing real estate investments in Suhareka starting by citizens, municipality, developers of real estate, traders, assessors, classification, social aspects, migration etc. The study also includes real estate agencies, builders, buyers, sellers and various experts associated with this field. The focus of this research are four areas of the city of Suhareka: North, South, East and West. For these areas we have received 30 opinions from families living in these areas as well as interested investors who have expressed interest in investing.
