Abstract

V sklopu naloge je predstavljeno in analizirano področje ocenjevanja vrednosti nepremičnin s posebnim trgovalnim namenom. Na kratko je predstavljena zgodovina ocenjevanja vrednosti nepremičnin in teoretične osnove, ki so potrebne za dosego kvalitetne ocenitve. Predstavljena so relevantna spoznanja in standardi na proučevanem področju in možni načini in metode ocenjevanj vrednosti. Predstavljeni so Mednarodni standardi ocenjevanja vrednosti in dosedanje ugotovitve strokovnjakov na področju premoženja s posebnim trgovalnim namenom. V empiričnem delu je na primeru ocenitve vrednosti hotelske nepremičnine prikazano ocenjevanje vrednosti nepremičnin s posebnim trgovalnim namenom po Rushmorjevem pristopu. Ob upoštevanju vpliva aktualnega gospodarskega okolja smo izračunali ocenjeno vrednost hotelske nepremičnine.

Secondary title: Valuation of trade related properties
Secondary abstract: As a part of this thesis, the valuation of trade related properties is analysed and presented. Briefly presented are the history of real estate valuation and the theoretical principles for the achievement of high-quality appraisal. Relevant findings and standards of the research field and possible approaches and methods of valuation are given. The International Valuation Standards and existing research findings in the field of trade related property valuation are also presented. In the empirical part, an example of the Rushmore approach for valuing the real property component of a hotel has been shown. Regarding the impact of the current economic environment, the estimated value of the hotel real property has been calculated.
