diplomsko delo visokošolskega strokovnega študija
Abstract
V današnjih časih si večina ljudi želi imeli lastno stanovanje ali hišo, v kateri bo sam svoj gospodar. Ne želijo si najemodajalcev in visokih najemnin, ampak stanovanje, katerega bodo oblikovali in opremili po svojih željah in zamisli.
Pot do svojega lastnega stanovanja ali hiše pa je dolga in zahtevna. Tak življenjski podvig zahteva veliko finančnih sredstev, katera so težje dostopna predvsem mladim brez prihrankov. Pri tej finančni težavi lahko pomagajo nekateri starši, vendar se v današnjih časih to ne pojavlja prav pogosto, zato ljudje posegajo po različnih posojilih. Obstaja več vrst posojil, vendar so najbolj pogosta in najbolj uporabna bančna posojila, namenjena nakupu ali prenovi stanovanjske enote. Temu posojilu sledi tudi zavarovanje in tako dobimo stanovanjski kredit zavarovan s porokom, zavarovan preko zavarovalnice ali pa hipotekarni kredit.
Poznamo več vrst hipotekarnih kreditov, ki se razlikujejo glede na način zavarovanja, namen porabe, višino in dobo odplačevanja. Razlikujejo pa se tudi glede na različno obrestno mero. V tej diplomski nalogi smo se osredotočili na dve obliki zavarovanja stanovanjskega kredita in sicer na zavarovanje s kreditno sposobnim porokom, ter z zastavo nepremičnine oz. s hipoteko.

Nowadays, majority of people dream about owning a condominium or a house where they would be their own boss. People don't want landlords and high rents, but a home that can be remodeled and furnished by owner's taste and desire.
But a path to the home ownership is long and demanding. It requires a lot of financial resources that are often out of reach for young people who are frequently without savings. Sometimes, parents are able to solve their children's financial issues, but since that happen quite rarely, many seek for financial loans. Among various loans that are available, the most frequent and useful bank loans designated for home purchase and renovation. This loan is followed by insurance and that forms a loan incurred by a co-signer, a loan insured by an insurance company, or a hypothecation.
We distinguish among various hypothecations that differ based on a type of its insurance, intent, amount and repayment time. They also differ based on an interest rate. In this thesis we will focus on two forms of loan insurance – a loan insured by a financially stable co-signor and a loan insured by hypothec. |
