Abstract
V Sloveniji se po končani izgradnji avtocestnih projektov spopadamo morda z največjo krizo v gradbeništvu po drugi svetovni vojni. Pričakovana vlaganja v izgradnjo železniške infrastrukture so se odmaknila, stanovanjska gradnja - ob presežku novih stanovanj in napovedani uvedbi davčne obveznosti za lastnike - predstavlja za investitorje in banke veliko tveganje. Ali bi lahko krizo preprečili s pravočasnimi, razvojnimi in spodbujevalnimi programi pri obnovi zgodovinskih objektov in ali imamo za tovrstno dejavnost usposobljene naročnike, investitorje in vodje projektov? V članku obravnavamo pozitivni vidik vlaganja sredstev v obnovo zgodovinskih objektov ter razliko med gradbenim projektom novogradnje in projektom obnove zgodovinskih objektov ter vplive, ki vplivajo na projekt obnove. Rezultati, ki jih predstavljamo, se nanašajo na nov pristop k analizi objekta in pripravo projekta obnove v zgodnji fazi projekta.

After the completion of some major highway projects, Slovenian construction sector is now facing its worse crisis since the Second World War. All major investments in the railway network and infrastructure have been lost. Investing in newly proposed construction projects in Slovenia has become too much of a risk for banks and investors. This can be seen in many newly built empty apartment buildings. Would it be possible to prevent this crisis by developing a program for the renovation of historical buildings? Do we already have clients, investors and project managers who are trained for this kind of activity? We studied the positive aspects of investing in the renovation of historic buildings and the differences between commercial construction projects and renovation projects, including the influences and affects each type of project has on the Slovenian economy. Applying new approaches for analyzing and preparing renovation projects at an early stage of a project can make the project more effective. |
