Abstract

Secondary title: The impact of the covid-19 epidemic on the real estate market in Slovenia
Secondary abstract: The thesis analyzes the impact of the covid-19 epidemic on the real estate market in Slovenia. The residential and commercial real estate market and the land market for building construction are presented in more detail. The effects of the epidemic on demand, supply, prices and the number of properties sold are analyzed. The data show that the biggest change occurred in the number of properties sold, where the drop in sales was the largest in 2020. The commercial real estate market experienced a greater drop in sales than the residential real estate market, and the volume of trading in commercial real estate, in contrast to residential real estate, has not yet returned to the pre-coronavirus level. In 2021, the demand for land for the construction of buildings increased, which indicates the beginning of accelerated construction of real estate. The high growth of real estate prices, which has been observed in recent years, has not stopped due to the epidemic, but only slowed down a little. Strong price growth is particularly noticeable in 2021. In the future, however, price growth could stop, as the decrease in demand for real estate would result from higher interest rates, while an increase is expected on the supply side due to construction expansion.
