Abstract

V diplomskem delu smo raziskali inflacijo v Republiki Sloveniji in njeno gibanje. Želeli smo najti povezavo med inflacijo v letu 2024 in rastjo cen stanovanjskih nepremičnin. Raziskali smo tudi cene stanovanjskih nepremičnin, njihovo rast, dostopnost in razpoložljivost. Glede na visoke cene stanovanjskih nepremičnin smo v nadaljevanju pozornost usmerili v dostopnost stanovanjskih kreditov in sposobnost posameznika za najem stanovanjskega kredita. Ob analiziranju se nam je porodil tretji problem, ki smo ga zaznali kot pomembnega in se poglobili v njegovo analiziranje. Ta tretji problem predstavlja rodnost v Republiki Sloveniji. Ugotavljali smo, zakaj je rodnost v Sloveniji tako nizka, ali obstaja povezava med višino cen stanovanjskih nepremičnin, višino obresti pri najemu stanovanjskega kredita in izpolnjevanje pogojev za pristop k najemu stanovanjskega kredita ter ali je država pripravljena pomagati mladim pri najemu stanovanjskih kreditov, v kakšni meri in kakšne ukrepe izvaja za povečanje rodnosti v RS, da se s tem izboljšanja demografski razvoj RS.

Secondary abstract: In this thesis, we explored Inflation in the Republic of Slovenia and its movements. We wanted to find out the link between inflation in 2024 and house price growth. We also researched residential property prices, their growth, affordability, and availability. In view of the high prices of residential real estate, we have focused our attention on the affordability of housing loans and the ability of an individual to rent a housing loan. When analyzing, a third problem arose that we perceived as important and delved into its analysis. This third problem is the birth rate in the Republic of Slovenia. We investigated why the birth rate in Slovenia is so low, whether there is a correlation between the price of residential real estate, the level of interest on renting a housing loan and the fulfilment of the conditions for access to a housing loan. Is the state ready to help young people in renting housing loans, to what extent and what measures is being taken to increase the birth rate in the Republic of Slovenia in order to improve the demographic development of the Republic of Slovenia.
