Secondary title: Risk management in construction projects
Secondary abstract: The execution of every construction project is associated with risks. Risk patterns soon start to repeat, however, projects differ due to their uniqueness. The influence of risks are manifested as deadlines being exceeded, poor budget balances and lower quality of final product. The first three chapters of the thesis present theoretical background for understanding enterprise risk management and risk factors in construction projects. Bond between enterprise, construction project and team project is risk register, that can be applied as basic risk management tool. The following chapters present the enterprise that has executed all five high-rise building construction project under consideration. Projects are presented by summaries of basic contracts and annexes. Questionnaire surveys were used to collect data about each project manager, his understanding of risks and concrete risks together with proposals for lowering the risks. Based on the outcomes of the questionnaires registers for each project have been created. Further, a general risk register that can be used as a basis for starting risk management by using risk register was established Risk management in construction projects is more important than average project manager is aware of. Only planned risk management, which risk register undoubtedly is, will in future assure competitiveness, and above all, added value of a construction enterprise.
