Secondary abstract: The thesis presents basic concepts of the real estate market and the legislation of this field in the Republic of Slovenia. For comparison is also presented legislation that is in the field today in the Federal Republic of Germany. There is database Records of the real estate market presented. Beside the theoretical bases there is presented the basic statistical analysis for the field, used for setting the prices per square meter of housing in the urban quarters and the local community. Analysis, based on the data obtained from Records of real estate market, is used to define the impact of factors on the price per square meter of housing in the Municipality of Celje. Discussed factors are the area and the distance from the two characteristic points (the center of town and highway ramp). The findings of the graduation thesis are that the largest impact on price can be attributed to the location of housing, followed by housing area and then the distance from the center of the city. Effect of distance from the highway ramp is minimal or negligible. Based on the analysis of housing market was made a proposal of starting points for an individual evaluation of housing in the municipality of Celje.
