Analysis of the various factors impact on apartment and dwelling house prices in the Pomurska region |
Secondary abstract: |
This degree dissertation presents basic terms in the field of the real estate market. Beside
theoretical terms, the paper encloses a real estate market analysis in the third quarter of the
year 2009 in the Pomurska region. According to data on the real estate market portals, the
local communities for tourism and areas of administration centres have carried out basic
statistical analyses, the difference between arithmetic means, correlation analysis and the
analysis of factors affecting the prices of apartments and dwelling houses. Included factors for
apartments are their size, age and floor. As for the dwelling houses, there are the size of a
house, the size of a surface area and the hypothetical surface area. The results of this degree
dissertation are the evaluated impacts of factors on the apartment and dwelling house prices.
The highest impact on a square metre has the age of the apartment. It is followed by the size
and floor. The highest impact on house dwelling prices have the age and size of a house,
followed by the surface area size and hypothetical surface area. Only this way calculated
impacts of the factors on the real estate values can be used as adjustment factors to evaluate
the market value of the apartments and dwelling houses in the Pomurska region. |

V diplomski nalogi so predstavljeni osnovni pojmi s področja trga nepremičnin. Poleg teoretičnih osnov je izdelana analiza nepremičninskega trga na delu Pomurske regije v tretjem četrtletju 2009. Na osnovi podatkov, pridobljenih iz nepremičninskih portalov, je po turističnih lokalnih skupnostih in območjih upravnih središč izdelana osnovna statistična analiza, razlika med aritmetičnima sredinama, korelacijska analiza in analiza vpliva faktorjev na ceno stanovanj in stanovanjskih hiš. Obravnavani faktorji za stanovanja so površina, starost in nadstropje, za stanovanjske hiše pa so obravnavani faktorji površina hiše, starost hiše, površina zemljišča in hipotetična površina zemljišča. Rezultati naloge so ovrednoteni vplivi faktorjev na ceno stanovanj in stanovanjskih hiš. Največji vpliv na ceno kvadratnega metra stanovanja lahko pripišemo starosti stanovanja, tej sledita površina in nadstropje stanovanja. Pri stanovanjskih hišah lahko pripišemo največji vpliv starosti in površini stanovanjske hiše, temu sledita površina zemljišča in hipotetična površina zemljišča. Šele tako izračunane vplive faktorjev na vrednost nepremičnine lahko kot prilagoditvene faktorje uporabimo za ocenjevanje trţne vrednosti stanovanj in stanovanjskih hiš v Pomurski regiji. |
