Secondary abstract:	The thesis presents currently used approach to the maintenance of the state owned building stock. This part of the total building stock is large in number and diverse. The focus of the work is therefore the building stock operated by the Ministry of Justice, which is legally obliged to ensure appropriate working conditions so that uninterrupted operation of public services is achieved. On average, the Slovenian courts of justice operate in old and somewhat damaged buildings. Inadequate condition of the courthouses is often blamed to irregular and maintenance and rehabilitation as well as the age of these buildings. The main emphasis of the thesis is placed to the importance of old buildings’ regular maintenance and rehabilitation. The age of these buildings demands extensive repairs. Often a request for project conditions and approvals must be issued by the Institute for the protection of cultural heritage prior to maintenance or rehabilitation work. Beside the legal aspects of building maintenance, the thesis also includes the technical recommendations. Based on the analysis of the courthouses’ present condition and related maintenance strategy, we can select a suitable solution for maintenance and rehabilitation which can assure continuous operation of the Courts. Systematic approach, legal and technical aspects required for the initiation of a maintenance/rehabilitation project are presented for the case study of the courthouse in Vrhnika.
