Secondary title: Spatial Development of Vineyard Areas in the Town Municipality of Novo mesto
Secondary abstract: This thesis discusses the issues surrounding spatial development of vineyard areas in the Town Municipality of Novo mesto. The Lower Carniola vineyard areas belongs to the Posavje vineyard region and together with the White Carniola vineyard area fundamentally differ from the areas within the seaside region of Primorska and the Drava vineyard areas. Fragmented land allotments of vineyards with dispersed building construction are an indigenous settling pattern within the vineyard areas of Lower and White Carniola. The practical part of this thesis analyzes the state of spatiality of four vineyard areas in the municipality, which are: Trska gora, Ljuben, Kavce, and Pod Kremenjak. The results show that many of the building objects, which were once used as agricultural buildings (i.e. vineyard cottages), have transformed into holiday homes and even into residential building units, which have become over-dimensionalized for vineyard areas. Unfortunately, we categorize these four areas as degraded, namely because nowadays, they are viewed as uncontrolled changes of the cultural regions. In the current spatial acts of the Municipality, vineyard areas are categorized as agricultural land. Consequently, most of these building units were built on agricultural land, which is not in accordance with the laws and regulations. The topic of this thesis was chosen at a time when the Municipality’s spatial plan and the question of solving and managing vineyard areas of Lower Carniola are very timely and current. The goal of this thesis is to offer guidance in the continual management of vineyard areas with a special emphasis on protecting the spatial identity and safeguarding typical cultural regions.
