Secondary abstract: |
The purpose of diploma work is to show the ways how to get to the adjustment factors and how they are used in some areas of Municipality of Koper. This factors are refer to a flats which was sold in 2010. In theoretical of work are presented basic concepts and theory of price factors. This theory is basic of empirical part of this work. Calculated factors from survey are from experience. Regression models explain variability of prices and differences between factors on observe area. Every time are used the factors: net surface, actual age and date of transaction, which have effect on prices. Regression model of price factors are used in case of calculated value of apartment. It was concluded that calculated values are similar with calculated values from survey. |

Namen diplomske naloge je prikazati načine ocenjevanja faktorjev prilagoditev in njihovo uporabo. Obravnavano območje predstavljata katastrski občini Semedela in Koper znotraj Mestne občine Koper. Faktorji prilagoditev se nanašajo na stanovanja, ki so bila prodana v letu 2010. V teoretičnem delu so predstavljeni osnovni pojmi ter izhodišča empiričnega dela naloge. Faktorji prilagoditve so izračunani na več načinov. Faktorji izračunani na podlagi anket za strokovnjake na tem področju so izkustvene narave. Faktorji izračunani na podlagi regresijskega modela pojasnjujejo variabilnosti cen in cen na m2 prodanih stanovanj in razlike v faktorjih na obravnavanem območju, ki je razdeljeno na devet vrednostnih con. Upoštevani dejavniki so neto površina, dejanska starost in datum prodaje. Faktorji prilagoditev izračunani po obeh načinih so uporabljeni pri oceni vrednosti stanovanja. Ugotovljeno je, da so ocenjene vrednosti stanovanj s pomočjo faktorjev prilagoditev iz ankete podobne ocenjenim vrednostim izračunanim s pomočjo faktorjev prilagoditev določenih na podlagi regresijskega modela. |
