Impact of the quantity of factors on real estate value within mass apprasial procedure |

In the thesis is made the comparison of the results of real estate appraisal procedure by official mass appraisal models, which is used by the Surveying and Mapping Authority of the Republic of Slovenia, with the simplified models of mass appraisal procedure formed in the thesis. Calculated real estate values by the simplified models are compared with real estate selling prices from record real estate market for the year 2010, in the region of municipalities of Litija, Šmartno pri Litiji, Trebnje, Ivančna Gorica, Grosuplje and Dobrepolje. There have been described real estate mass appraisal models for apartments, one- and two-dwelling houses and building site. Based on models there are presented modes of the calculations of general market value of real assets and their examples. There is also made a comparison with a pilot survey, namely international project called Valuation System Development Project. The conclusions are that real estate values for real property taxation purposes can be determined with a minor quantity of factors. Important factors that affect real estate value are location, year of construction and size. These conclusions are based on the results of analysis of the area. To generalize the conclusions in the Republic of Slovenia are still needed further researches. |

V diplomski nalogi je izvedena primerjava vrednotenja nepremičnin po uradnih modelih množičnega vrednotenja nepremičnin, ki jih uporablja Geodetska uprava Republike Slovenije, s poenostavljenimi modeli množičnega vrednotenja nepremičnin, ki so oblikovani v diplomski nalogi. Izračunane vrednosti nepremičnin po poenostavljenem modelu so primerjane s prodajnimi cenami nepremičnin iz Evidence trga nepremičnin za leto 2010, na območju občin Litija, Šmartno pri Litiji, Trebnje, Ivančna Gorica, Grosuplje in Dobrepolje. Opisani so modeli množičnega vrednotenja nepremičnin za stanovanja, eno in dvostanovanjske stavbe ter zemljišča za gradnjo stavb. Na osnovi modelov so predstavljeni načini izračunov posplošene tržne vrednosti ter njihovi primeri. Narejena je tudi primerjava s pilotsko raziskavo, in sicer z mednarodnim projektom Valuation System Development Project. Ugotovitve naloge so, da lahko z manjšim številom faktorjev določimo vrednost nepremičnine za potrebe obdavčenja nepremičnin. Pomembni faktorji, ki vplivajo na vrednost nepremičnin, so lokacija, leto izgradnje ter površina. Ugotovitve izhajajo iz rezultatov analize obravnavanega območja. Za posplošitev ugotovitev na območju Republike Slovenije so potrebne še nadaljnje raziskave. |
