Secondary abstract: In Municipality of Ljubljana there is an extensive need for rentals, flats mostly. Seat of University of Ljubljana introduces reasons for student placements in Ljubljana. Due to shortage of student dormitories, students have no choice but rent from private landlords. Therefore, in the Municipality of Ljubljana there is the largest demand for student accomodation. We see plenty of private investors buying and building properties for the purpose of letting them out to students, but with possible risk of inability to let. By this I mean, if the investor does not investigate students' requirements and impact factors, which enable them to recognise the potentional tenants, there may find themselves in a position, where they may loose or receive lower income from lets. The objective is to find financially able tenants. In the first part I analysed advertised lettings, especially flats: analysis of data in ads, specification of impact factors and its influence, and reasons why students rent. The questionnaire aims to population of students. Furthermore, I gathererd information of students' opinion on the size of impact of each individual factor separately. On that basis I defined hierarchy scale to determine the impact of each individual factor, why students d ecide t o r ent. I was a lso t rying t o d etermine s tatistical c haracteristics o f s ample p osition o n importance of each individual factor.I have come to the conclusion that many landlords make lets conditional to gender, age and lifestlye or habits of potential tenants. In the second part I was seeking which impact factors are more and which are less important for the student population. I have come to a wide range of different positions, and as a result found the magnitude of each individual factor and what role they each play in different variations of student population. Differences between positions I indicated with findings of statistical characteristics, furthermore, importance of each factor between male and female students, younger and older students, the ones with or without experiences in rents, and those who use cars as means of transport. Statistical characteristics of student population sample were determined from a stistical analysis programme SPSS.

Abstract (ePrints): V Mestni občini Ljubljana obstajajo številne potrebe po najemu stanovanj. Sedež Univerze v Ljubljani predstavlja razloge za nastavitev študentov v Ljubljani. Zaradi premajhne kapacitete študentskih domov študenti najemajo stanovanja zasebnih lastnikov. Povpraševanje po najemu stanovanj je v Mestni občini Ljubljana največje, obstajajo številni kupci nepremičnin, ki imajo namen nepremičnino oddati v najem. Pri kupcih nepremičnin z namenom kasnejše oddaje v najem obstaja tveganje, ali bodo za kupljeno nepremičnino lahko poiskali ustrezne najemnike, ki bodo sposobni plačevati najemnino. Če kupci nepremičnin poznajo dejavnike, ki vplivajo na odločanje študentov za najem stanovanj, se tveganje nakupa nepremičnine z namenom kasnejše oddaje v najem zmanjša. V prvem delu sem analiziral oglase o oddajanju stanovanj v najem. Analiziral sem podatke v oglasih, določil sem dejavnike, ki vplivajo na najem stanovanj. Sestavil sem vprašalnik, ki je bil namenjen populaciji študentov. Nato sem zbiral podatke o stališčih študentov do velikosti vpliva posameznih dejavnikov. Na osnovi rezultatov sem določil hierarhično lestvico velikosti vpliva posameznega dejavnika, po katerem se študenti odločajo za najem stanovanj. Ugotavljal sem statistične lastnosti vzorca stališč o pomembnosti posameznega dejavnika. Ugotovil sem, da številni lastniki najemniških stanovanj pogojujejo oddajo stanovanj v najem s spolom, starostjo in navadami bodočih najemnikov. V drugem delu diplomske naloge sem ugotavljal, kateri dejavniki so za določen del populacije študentov bolj in manj pomembni. Ugotovil sem številne razlike med stališči do velikosti vpliva posameznega dejavnika med različnimi populacijami študentov. Razlike med stališči sem prikazal z ugotavljanjem statističnih lastnosti do pomembnosti posameznega dejavnika med študenti in študentkami, mlajšimi in starejšimi študenti, študenti, ki imajo izkušnje z najemom stanovanj, ter študenti, ki uporabljajo osebni avtomobil. Statistične lastnosti vzorca populacije študentov sem ugotavljal v programu za statistične analize SPSS.
