Secondary title: Construction cost analysis for office and residential buildings
Secondary abstract: The thesis analyzes the costs that occur in construction process, during execution of construction and craft and installation phases. The determination of costs in the early stages of the project is demanding, therefore it is desired to use simplified cost prediction models, such as the model proposed by Stoy. IN this thesis, costs of 4 already completed buildings were predicted by using the Stoy model and compared to the actual total costs. Two residential and two office buildings were selected in the analysis. The accuracy of the obtained results was within the limits set by Stoy, however the discrepancies were still large. Further, the influence of construction materials selection upon the total costs of the buildings was determined. The cost of the project can be decreased by appropriate selection of materials already in the development phase. An analysis of the bills of quantity was carried out for the buildings under consideration. The items bringing the largest contribution to the total cost were identified by ABC analysis. The analysis that was carried out shows that the most expensive item is the bearing structure and the envelope (façade and windows). Other high costs are selected craft works and electrical and mechanical works. When deciding on the sale of the building, selling an uncompleted building may be a competitive advantage. In this case, the buyer wants to know how much money will have to be invested into the building in order to complete it. For this purpose, we calculated the proportion of costs necessary for the completion of separate construction phases. These construction phases were compared between office building projects and residential building projects - especially the latter. The results obtained show that during the first three stages there were differences due to the complexity in earthworks and foundations. In the last stages the differences were very small, they practically matched.

Abstract (ePrints): Diplomsko delo analizira stroške, ki nastanejo pri gradnji oz. izvedbi gradbenih, obrtniških in inštalacijskih del. Ugotavljanje stroškov del v zgodnjih fazah projekta je obsežno in zahtevno, zato se poslužujemo poenostavljenih modelov za napovedovanje skupnih stroškov objekta, kot je npr. Stoyev model. V diplomskem delu smo napovedali stroške objektov s tem modelom na 4 že zgrajenih stavbah - dveh poslovnih objektih in dveh stanovanjskih objektih ter jih primerjali z dejanskimi. Nadalje smo ugotovili odstopanja in razloge zanje. Po modelu Stoy smo sicer dobil natančnost rezultatov, kot jih predvideva avtor, vendar je povprečno odstopanje še vedno veliko. Nadalje smo ugotavljali vpliv izbire materialov za konstrukcijo in finalizacijo objekta na skupne strošče projekta. S pravilno izbiro lahko zmanjšamo ključne stroške že v fazi razvoja projekta. V ta namen smo izvedli analizo popisov že zgrajenih objektov in identificirali tiste postavke, ki sestavljajo večji delež celotne vsote finančnih odlivov na projektu. Pri analizi popisov smo ugotovili, da je najdražja postavka konstrukcija objekta in zunanji ovoj objekta - fasada in okna. Večji strošek predstavljajo še posamezna obrtniška dela ter naprave elektro in strojnih inštalacij. Pri odločanju o prodaji objekta se velikokrat izkaže kot konkurenčna prednost tudi možnost prodaje le do določene gradbene faze dokončanega objekta. Kupec v tem primeru želi vedeti, koliko bo moral še investirati v dokončanje objekta. V ta namen smo izračunali deleže vrednosti stroškov GOI del, ki so potrebni za dokončanje določene gradbene faze. Faze gradnje smo primerjali posebej med poslovnimi in posebej med stanovanjskimi objekti. Izkazalo se je, da se v prvih treh fazah pojavijo večje razlike zaradi zahtevnosti zemeljskih del in temeljenja. Kasnejše faze pa se z manjšo razliko skoraj ujemajo.
