Secondary abstract: This thesis is based on the examination of the impact of spatial implementation conditions on the success of investment in building residential house in the Municipality of Mislinja. For this purpose, a real estate market analysis was conducted. While comparing the costs of residential house construction and its market value, we came to a conclusion that the market value is lower than the total cost. Next, the total cost of a residential house construction according to various values of floor space index has been calculated. A comparison of the results leads to the conclusion – that the spatial implementation conditions do not have any significant impact on the success of investment in residential houses in the Municipality of Mislinja.

Abstract (ePrints): Diplomska naloga proučuje vpliv prostorskih izvedbenih pogojev na uspešnost investiranja v izgradnjo enostanovanjske hiše v občini Mislinja. V ta namen je bila izvedena analiza trga nepremičnin. Primerjali smo stroške izgradnje enostanovanjske hiše z njeno tržno vrednostjo in ugotovili, da je tržna vrednost nižja od celotnih stroškov. Nato smo izračunali, kolikšni bi bili skupni stroški izgradnje enostanovanjske hiše glede na različne vrednosti faktorja izrabe zemljišča, rezultate med seboj primerjali ter prišli do zaključka, da prostorski izvedbeni pogoji nimajo bistvenega vpliva na uspešnost investiranja v enostanovanjsko hišo v občini Mislinja.
