Secondary abstract: This thesis discusses the market value of developed building land in the Municipality of Slovenj Gradec. The discussed area is divided into two areas: areas and settlements with a predominantly residential land use and areas and settlements with a predominantly mixed residential and farmland land use. The average prices of the vacant building land for each area are presented and given are the way of calculating the public utilities fee in the Municipality of Slovenj Gradec as well as the comparison between the amount of the public utilities fee per unit between the two given areas. In the last part, the developed building land market value in the Municipality of Slovenj Gradec is evaluated.

Abstract (ePrints): V Republiki Sloveniji je na trgu nepremičnin relativno malo prodaj komunalno opremljenih nezazidanih stavbnih zemljišč. V diplomski nalogi je zato ocenjena tržna vrednost komunalno opremljenih nezazidanih stavbnih zemljišč v Mestni občini Slovenj Gradec. Obravnavano območje je razdeljeno na dve območji, in sicer na območja in strnjena naselja s pretežno stanovanjsko zazidavo ter območja in strnjena naselja z mešano stanovanjsko in kmečko zazidavo. Tržna vrednost komunalno opremljenih nezazidanih stavbnih zemljišč predstavlja vsoto tržne vrednosti komunalno neopremljenih nezazidanih stavbnih zemljišč in stroškov, porabljenih za plačilo komunalnega prispevka. Predstavljene so povprečne oglaševane in prodajne cene komunalno neopremljenih nezazidanih stavbnih zemljišč za posamezno območje. Podan je način izračuna komunalnega prispevka v Mestni občini Slovenj Gradec ter primerjava višine komunalnega prispevka na enoto med območjema. V zadnjem delu je podana ocena tržne vrednosti komunalno opremljenih nezazidanih stavbnih zemljišč v Mestni občini Slovenj Gradec.
