Secondary abstract: The aim of the thesis was the evaluation of the market value of a detached single-family house in the municipality Mirna Peč based on different types of data. The assessment was carried out on the basis of publicly available information, which included advertised prices of single-family houses from real estate ads, sales prices of houses derived from the transactions recorded in the real estate market, sold bareland and the costs of community infrastructure levy as well as the data of the replacement costs of building a single-family house. The estimated market value refers to a typical single-family house in the municipality Mirna Peč, and was formed on the basis of the average value of advertised houses of this kind and on the sold bare land. Based on the method of comparison, the conclusion was formed that the average selling price is 20% lower than the advertised price. Based on the method of costs, the market value of a typical detached house was estimated by adding up the total cost of purchasing bare land, the cost of community infrastructure levy and replacement costs of building single-family houses. In the end, a comparison of the two methods was made, where it was found that the estimated market value assessed by the method of costs is 18% lower than the market value estimated by the method of comparison. The final evaluation of the market value of a typical detached house might have reached a different value if a larger number of data was available.

Abstract (ePrints): Namen diplomske naloge je bil ocenitev tržne vrednosti enostanovanjske hiše v občini Mirna Peč na podlagi različnih vrst podatkov. Oceno smo izvedli na podlagi javno dostopnih podatkov, in sicer na podlagi oglaševanih cen enostanovanjskih hiš iz nepremičninskih oglasov, na podlagi prodajnih cen enostanovanjskih hiš pridobljenih iz zabeleženih transakcij v evidenci trga nepremičnin, na podlagi prodanih komunalno neopremljenih nezazidanih stavbnih zemljišč, na podlagi stroškov komunalnega prispevka in na podlagi podatkov o nadomestitvenih stroških izgradnje enostanovanjske hiše. Ocenjena tržna vrednost se nanaša na značilno enostanovanjsko hišo na območju občine Mirna Peč, ki smo jo oblikovali na podlagi povprečnih vrednosti oglaševanih enostanovanjskih hiš in prodanih nezazidanih stavbnih zemljišč. Na podlagi metode primerjave smo ugotovili, da je povprečna prodajna cena 20 % manjša od oglaševane cene. Na podlagi metode stroškov pa smo ocenili tržno vrednost značilne enostanovanjske hiše na podlagi seštevka stroškov nakupa nezazidanega stavbnega zemljišča, stroškov komunalnega prispevka in nadomestitvenih stroškov izgradnje enostanovanjske hiše. V zaključku smo izdelali primerjavo obeh metod, kjer je bilo ugotovljeno, da je ocenjena tržna vrednost, ocenjene na podlagi metode stroškov, 18 % nižja od tržne vrednosti, ocenjene na podlagi metode primerjave. Končna ocena tržne vrednosti značilne enostanovanjske hiše bi v primeru, da bi imeli na razpolago večje število podatkov, morda dosegla drugačno vrednost.
