Abstract (ePrints): V diplomski nalogi želimo ugotoviti, ali prostorski izvedbeni pogoji oziroma njihove omejitve pri gradnji vplivajo na uspešnost nepremičninskega projekta na primeru različnih vrst enostanovanjskih hiš na območju Mestne občine Ljubljana. V teoretičnem delu so najprej predstavljeni prostorsko planiranje in prostorski akti ter merila in pogoji za urejanje prostora. V nadaljevanju so opisani prostorski izvedbeni pogoji, ki so zapisani v izvedbenem delu občinskega prostorskega načrta Mestne občine Ljubljana in katerih vpliv analiziramo v diplomski nalogi. V praktičnem delu je izvedena analiza podatkov evidence trga nepremičnin za nezazidana stavbna zemljišča ter prodajnih cen stanovanjskih hiš v Mestni občini Ljubljana v letu 2011. Uspešnost posameznega nepremičninskega projekta smo ugotavljali s primerjavo med ocenjenimi stroški izgradnje značilne enostanovanjske hiše in ocenjenimi tržnimi vrednostmi enostanovanjskih hiš po posameznih območjih znotraj Mestne občine Ljubljana. Ugotovili smo, da prostorski izvedbeni pogoji v obravnavanem primeru ne vplivajo na uspešnost nepremičninskega projekta pri gradnji samostoječih hiš ter dvojčkov, vrstnih in verižnih enostanovanjskih hiš, pozitivno pa vplivajo pri gradnji atrijskih hiš, saj so se v takih primerih nepremičninski projekti izkazali za uspešne. Kljub pozitivnemu vplivu prostorskih izvedbenih pogojev na kvaliteto bivanja in pomembni restriktivni vlogi pri gradnji ugotavljamo, da obravnavane enostanovanjske hiše s pripadajočimi stavbnimi zemljišči praviloma ne dosegajo najvišjih dopustnih vrednosti faktorja zazidanosti zemljišča, zelo redko pa so tudi grajene do najvišje dopustne višine.
Abstract (ePrints, secondary language): The purpose of the diploma thesis is to find out whether the spatial implementation conditions and the building restrictions respectively affect the success of a real estate project on an example of various single family houses in the Municipality of Ljubljana. In the theoretical part of the thesis are firstly presented spatial planning acts, criteria and conditions for spatial planning. Further, the spatial implementation conditions, the influence of which is analyzed in this thesis, are described. They are registered in the implementation part of the municipal spatial plan of the Municipality of Ljubljana. In the practical part the data about the vacant building land and the selling prices of single family houses in the Municipality of Ljubljana in 2011 from the record of the real estate market register are analyzed. The success of a particular real estate project was determined by comparing the average selling prices of single family houses with the estimated costs of the new representative single family houses. It was found out that the spatial implementation conditions do not influence the success of a real estate project when detached houses, twin houses, terraced houses or chain single-family houses are built. However, they positively affect building of atrium houses as the real estate projects have proved to be successful in such cases. Despite their positive effect on the residence quality and their important restrictive role when building it has been ascertained that the spatial implementation conditions are not consistently taken into consideration when building.
