Abstract

Z napredkom gradbeništva dobivamo uporabniki nove tehnologije gradnje in nove gradbene materiale. Novosti na gradbenem tržišču lahko novega investitorja kaj hitro postavijo v zadrego. Z željo po sodobnem projektiranju in poenostavitvi izbire konstrukcijskih sklopov sem v diplomski nalogi preučil različne možnosti projektiranja in izvedbe dvoetažne enostanovanjske hiše. Enako arhitekturno zasnovo sem konstrukcijsko zasnoval s tremi različnimi konstrukcijskimi sistemi; na betonsko hišo z opečnimi polnili, eksoskeletno in na endoskeletno leseno hišo. Za navedene alternativne izvedbe objekta sem analiziral stroškovni vidik izvedbe del ter zanje izdelal ponudbene predračune za posamezni primer. V začetnem delu diplomske naloge sem predstavil izhodišča oblikovanja cen gradbenega dela ter na kratko povzel značilne faze projektiranja. V nadaljevanju sem za obravnave alternative izdelal ponudbene predračune ter jih analiziral s finančnega ter kakovostnega vidika, ki upošteva še druge vidike gradnje, kot so kvaliteta bivanja, čas izdelave konstrukcije, površina tlorisa bivalne površine.

Secondary title: Family house design alternatives: cost analysis
Secondary abstract: With the progress of building construction, every year we obtain new building technology and new building materials. Such developments result in new products, which may increase the complexity of the decision an investor needs to make. With a desire to promote modern design and facilitate investor’s decision-making, in my thesis I examinated various possibilities for designing a two-storey dwelling house. In particular, I designed the same floor plan and the same architectural basis using three different structural assemblies. The first was a concrete house with brick filling, the second was an exoskeleton wooden house, while the third was an andoskeleton wooden house. In all three cases, I emphasized the economic aspects of the project by estimating the cost for each construction. In the initial part of my thesis I reviewed the main concepts in pricing building work, described the typical phases involved in construction, and introduced basic formula for dimensioning structural elements. Next, I applied the reviewed concepts to design and price a two-storey dwelling house using three different structural assemblies. Finally I compared the structures from a technical and financial perspective.
