Abstract

Pri metodi tržnih primerjav je bistveno upoštevanje prilagoditev, ki temeljijo na razlikah med sestavinami primerjav (tj. vplivnimi dejavniki) ocenjevane in primerljive nepremičnine. Ocena višine in bistvenosti posamezne prilagoditve je ključnega pomena za izvedbo verodostojne ocene vrednosti stanovanj. V prilagoditvah je treba upoštevati značilnosti stanovanja, raven kakovosti vgrajenih gradbenih materialov in njihovo dotrajanost, gradbenotehnične dejavnike in tudi zunanje vplivne dejavnike. Določitev vpliva dejavnikov na vrednost nepremičnin je mogoče izvesti po več metodah. Bistveno prednost imajo kvantitativne metode, ki temeljijo na matematični in statistični obdelavi podatkov. V magistrski nalogi so prikazani rezultati analize mnenj anketiranih pooblaščenih ocenjevalcev vrednosti nepremičnin, sodno zapriseženih cenilcev gradbene stroke in nepremičninskih posrednikov o pomembnosti dejavnikov, ki vplivajo na vrednost stanovanj. Podane so tudi ocene vpliva določenih dejavnikov na njihovo vrednost. Za ugotovitev, kolikšno je zmanjšanje vrednosti stanovanj zaradi staranja objekta v povprečno vzdrževanem objektu, je določena trendna funkcija. Prikazani so tudi rezultati analize uporabe kvantitativnih metod pri prilagajanju cen med nepremičninskimi strokovnjaki.

Secondary abstract: Adjustments of property value are key factor in a method of sales comparison approach, based on the differences found between the elements of comparison - influential factors of estimated and comparable properties. Estimating the amount and main factors of individual adjustment is crucial for a credible valuation of the apartment. Adjustments have to include characteristics of apartments, quality of building materials used and the level of their overuse, construction technical factors as well as external influential factors. Determining the influence of factors on the market value of a real property can be done with several methods. As quantitative methods are based on mathematical and statistical analysis of data, they have an advantage over other methods. Present dissertation reveals the results of analysis of opinions of authorised property valuators, court sworn valuators in civil engineering and real property brokers on the importance of factors, influencing the value of apartments. The valuators’ assessments of the influence of individual factors on the property value are also presented. In order to determine the amount of the decrease in an apartment value due to the aging of the construction in a typically maintained building, a trend analysis statistical function has been used. Also shown are the results of analysis after using the quantitative methods in value adjustments among the real property experts.
