Abstract

V diplomski nalogi je predstavljena obstoječa hiša, ki jo je zaradi dotrajanosti potrebno sanirati. Sanacija je potrebna predvsem zaradi premajhne potresne varnosti in nezadostne energetske učinkovitosti, vendar s sanacijo izboljšamo tudi druge karakteristike stavbe, kot so estetski izgled, večja nosilnost in stabilnost hiše ter odpravimo nastale razpoke. Za celovito sanacijo naredimo popis potrebnih del. Pri tem smo zanemarili stroške zamenjave elektro- in strojne inštalacije ter stroške pri ureditvi zunanje okolice. Tako dobimo oceno stroškov, ki bi nastali pri obnovi hiše. Nato ocenimo vrednost investicije nadomestne gradnje, pri tem upoštevamo tudi stroške rušenja stare hiše. Vrednosti obeh rešitev med sabo primerjamo in ugotovimo, da so stroški pri sanaciji za približno polovico manjši od stroškov, dobljenih pri nadomestni gradnji. Poleg cene pri primerjavi upoštevamo še druge kriterije, kot so trajnost, možnosti prilagajanja geometrije stavbe in čas trajanja sanacije oziroma nadomestne gradnje. Pri končni odločitvi, ali je bolj gospodarno hišo sanirati ali narediti novo, pa ima izbiro investitor, ker je odločitev odvisna od njegovih potreb in želja.

Secondary title: Multi-criteria comparison between optional solutions of a buildingrestoration
Secondary abstract: This thesis focuses on an existing building that has to be restored due to its bad condition. Restoration has to be done mainly because of the poor earthquake-safety and the energetic inefficiency; however, the restoration will enhance other characteristics of the building, too, such as the exterior looks, the bearing strength and stability of the building, and the cracks in the buildnig will be repaired. To begin a complete renovation we have to make a list of all neccessary tasks first. While doing the list, some areas haven't been taken into account; these are: changing electrical wiring and mechanical equipment and costs that appear at managing the exterior of the house. This list represents our estimate of the costs that will appear during restoration of the building. After that we assess the costs of building a substitute building where demolition of the old building is considered, too. Final values are compared and we can see that costs of restoration are approximately half lower than costs of building a new, substitute building. In the comparison not only the costs are compared, but also other aspects of the building, such as durability, possibilities of adjusting the geometry of the building and also the time needed for putting up the substitute building. However, the final decision on whether it is better to repair the old building or builing a new one is in the hands of the investor. He is the one who knows exactly what his wishes and needs in connection to the buildling are.
