Abstract

Diplomsko delo obravnava celoten investicijski projekt gradnje za trg. Je vrsta projekta pri kateri mora investitor ob gradnji skrbeti še za prodajo. Predstavljene so vse faze projekta in njihove aktivnosti, od začetne ideje do prodaje zadnje stanovanjske ali poslovne enote. V uvodnem delu je opredeljen vpliv projektnega menedžmenta, ter možnosti financiranja in investiranja udeležencev pri projektih gradnje za trg. Predstavljeni so zakoni in vsa potrebna dokumentacija ter značilni stroški in kazalniki ekonomske upravičenosti. Sledi predstavitev življenjskega cikla gradnje za trg, kjer je prikazan vpliv trženja oz. prodaje. V zaključku je predstavljen celoten investicijski proces gradnje za trg, s podanimi predlogi za večanje konkurenčnosti investitorjev na trgu in izdelan je zagonski elaborat za stanovanjsko — poslovni objekt Kondominij Tivoli.

Secondary abstract: This diploma work deals with the whole investment project of the construction for market. In this type of projects must investor beside building, take care for the selling. This diploma also presents all fazes and their activities, from the initial idea untill the last residential or business unit is sold. The foreword defines influences of project management, financing and investing possibilities of participants which deals with the projects of the construction for market. The body presents all necessary laws and documentations, specific costs and efficiency ratios and indicators to evaluate the project. Then follows the presentation of selling influences of the construction life cycle for the market. At the end, we can see all investment process of the construction for market with some propositions for rising competitive position between investors and preliminary documentation for residential – business building Kondominij Tivoli.
