Abstract

Magistrsko delo se loteva področja energetske varčnosti v gradbeništvu. Gradbeništvo je dejavnost, ki se mora vedno znova spoprijemati z novostmi in inovacijami. V zadnjem času pridobiva na pomenu energetsko varčna gradnja. Energetsko varčni objekti so v tujini stalnica že kako desetletje. Pri nas pa lahko rečemo, da postajajo običajni šele v zadnjem času s pojavom novih zahtev iz pravilnikov o gradnji objektov, ki zahtevajo večjo energetsko varčnost. Teoretični del magistrskega dela obravnava izbrane vidike energetsko varčne gradnje. Prikazane so nekatere temeljne smernice, ki so na področju energetsko varčne gradnje v uporabi v razvitih državah Evropske unije, pri čemer smo izpostavili primer Avstrije, ki velja za nekakšnega pionirja na tem področju. V nadaljevanju smo glede na temeljni namen magistrskega dela, to je ugotoviti vpliv energetske varčnosti na prodajno ceno nepremičnin kot nakupnega dejavnika, analizirali nekaj študij, ki so bile na to temo izvedene v svetovnem merilu. To nam je predstavljalo izhodišče za pripravo hipotez. V empiričnem delu magistrskega dela smo analizirali, ali energetska varčnost lahko predstavlja enega izmed odločitvenih kriterijev pri nakupu nepremičnin. Ugotovili smo podobno, kot ugotavljajo že študije, ki so bile izvedene v Evropi, Aziji, Avstraliji in ZDA. Energetska varčnost je za uporabnike in kupce nepremičnin pomemben dejavnik in vpliva na odločitev o nakupu nepremičnine. Kupci so za energetsko varčno nepremičnino pripravljeni plačati več.

Secondary title: Energy efficiency of buildings as a decisive factor in purchase
Secondary abstract: This Master's thesis considers the field of marketing in civil engineering. Civil engineering is an activity which must constantly grapple with innovations. Energy-saving building is becoming increasingly important. Energy-saving buildings have been known outside Slovenia for almost a decennium. In Slovenia, we can say that they have become more common only recently with the introduction of new requirements under the regulations on construction that require better energy efficiency. The theoretical part of the thesis deals with some aspects of energy-efficient construction. Some basic guidelines for energy-saving buildings that are in use in the developed countries of the European Union are presented. Austria is highlighted as a case study, because it is known as a pioneer in this field. For the basic purpose of the thesis, which was to determine the impact of energy efficiency on the sales price of real estate as a purchase factor, we present some results from a number of studies that have been conducted on this topic around the world. This is the starting point for the hypothesis. In the empirical part of the thesis, we analyze whether energy efficiency can be a decision-making criteria in purchasing real estate. We found some similar points in the studies already presented, and which were conducted in Europe, Asia, Australia and in the USA. Energy efficiency for users and buyers of real estate is an important factor and influences the decision to purchase. Customers are willing to pay more for energy-efficient buildings.
