Abstract

Magistrsko delo je usmerjeno v celovito proučitev stanovanjskih stroškov v času obratovanja nepremičnine. Definirani so pojmi nepremičnin, nepremičninskega trga, opisane pa so tudi razmere na slovenskem nepremičninskem trgu stanovanjskih nepremičnin. Proučena je obstoječa zakonodaja s področja upravljanja objektov, ter sodobni viri s področja upravljanja in učinkovite rabe energije v stavbah. Predstavljeni so stroški, ki se pojavijo pri obratovanju, ter struktura in delež le-teh v skupnih izdatkih osebne potrošnje gospodinjstev pri uporabi primarnih stanovanjskih nepremičnin. Zaradi večinskega deleža stroškov energije, je posledično raziskano tudi področje energetske učinkovitosti. V empiričnem delu magistrskega dela so postavljene štiri raziskovalne hipoteze, s katerimi smo preverjali strukturo in delež stanovanjskih stroškov v potrošnji slovenskih gospodinjstev, pripravljenost gospodinjstev do zmanjšanja porabe energije, ter seznanjenost gospodinjstev z energetsko učinkovito gradnjo. Hipoteze smo preverili s pomočjo statističnega računalniškega programa SPSS. Prišli smo do ugotovitve, da stanovanjski stroški predstavljajo največji delež v potrošnji slovenskih gospodinjstev. Z izračunom povprečnega deleža stanovanjskih stroškov v skupnem mesečnem neto dohodku smo ugotovili, da delež izdatkov za stanovanje z višanjem dohodka pada. Prav tako z višanjem skupnega mesečnega neto dohodka padajo izdatki za energijo. Povprečni delež izdatka za energijo v sklopu stanovanjskih stroškov pa se z višanjem skupnega mesečnega neto dohodka povečuje.

Secondary abstract: The main objective of this master%s thesis is to thoroughly exam the housing costs in time of the real estate operation. We define real estate, real estate market, and in addition describe the current situation on the Slovenian real estate market. We study the existing legislation supporting facility management, as well as contemporary sources in the field of management and the efficient use of energy in buildings. We present the operational costs, their structure and their proportion in the personal household consumption of the use of primary residential real estate. Energy costs represent the major proportion of these costs, therefore we also examine the field of energy efficiency. In the empirical part of the thesis four research hypotheses are given, ones that help us confirm the structure and proportion of the housing costs in Slovenian household consumption, willingness of households to reduce energy consumption and their awareness for energy-efficient construction. The hypotheses are verified using the statistical computer programme SPSS. We came to the conclusion that housing costs represent the largest share in the Slovenian household consumption. By calculating the average share of housing costs in the total monthly net income, we found that the proportion of expenditures of housing by increasing monthly net income, is decreasing. The same applies to energy expenditure. On the other hand, the average share of energy costs in the context of housing costs taking monthly net income into account, increase.
