Abstract

Ključna tema diplomskega seminarja je stanovanjski kredit, najet za nakup stanovanja ali hiše, za adaptacijo ali renovacijo le-teh ipd. V diplomskem seminarju je v ospredju primerjava stanovanjskih kreditov slovenskih in hrvaških bank. Primerjava kreditov je izvedena na podlagi podatkov, pridobljenih pri vsaki posamezni banki, kot so: pogoji kreditiranja, obrestna mera, efektivna obrestna mera, zahteve zavarovanja ipd. Podatki so informativno pridobljeni za stanovanjski kredit z odplačevalno dobo 20 let, z zneskom 100.000,00 EUR in obrestno mero s 6-mesečnim EURIBOR-jem. Ker določene banke ne prikazujejo vseh omenjenih informacij na spletu, je potrebno le-te fizično kontaktirati in zahtevati podatke, kar predstavlja določen zaplet in zamudo pri raziskavi. Dobljeni rezultati prikazujejo pogoje kreditiranja stanovanjskih kreditov štirih slovenskih in štirih hrvaških bank. Prikazane so efektivne obrestne mere, po katerih se obravnavane banke razlikujejo v ugodnosti najema kredita. Sklepi diplomskega seminarja bodo lahko v pomoč vsem prihodnjim kreditojemalcem, saj nazorno predstavljajo način, kako izbrati najugodnejšo banko za najem kredita. Iz rezultatov diplomskega seminarja je razvidno, da je v Sloveniji najem stanovanjskega kredita ugodnejši kot na hrvaškem, saj imajo slovenske banke nižjo efektivno obrestno mero, ki je najpomembnejši kazalnik pri primerjavi kreditov. V Sloveniji ima najugodnejšo efektivno obrestno mero 2,60 % Deželna banka Slovenije, na hrvaškem pa Privredna banka Zagreb s 5,25 %. Obe državi zahtevata poroštvo in zastavo nepremičnine za kreditno zavarovanje.

Secondary title: Comparison of lending conditions between Slovenian and Croatian banks
Secondary abstract: The key theme of the thesis are home loans and the lending process when purchasing a house or an apartment, financing an adaptation or a renovation thereof, etc. In the thesis we focus on the comparison between home loans of Slovenian and Croatian banks. Loan comparison is conducted on the basis of data obtained from each bank, such as credit terms, interest rate, effective interest rate, collateral requirements, etc. Data is obtained informatively for a study case of a home loan of € 100,000.00 with a 20-year tenure, and a 6-month EURIBOR interest rate. As certain banks do not disclose this information online, personal contact is necessary to obtain it, which causes an inconvenience and a delay for data collection. Results of the research showcase lending conditions of home loans for four Slovenian and four Croatian banks. Data is presented on the differing effective interest rates at each bank and the resulting differing benefits of the credit lease. The conclusions of the thesis may be helpful to all prospective lenders due to its clear depiction of how to choose the best bank for a home loan. The thesis results show that in Slovenia home loans are more affordable than in Croatia since Slovenian banks offer a lower effective interest rate, which is the most important indicator when comparing lending conditions. In Slovenia we find the most favourable effective interest rate of 2.60% at the Provincial Bank of Slovenia, while in Croatia Privredna banka Zagreb offers the most favourable rate at 5.25%. Both countries require collateral and real estate mortgage for credit insurance.
