Abstract

Vsak ponudnik kreditov in lizingov se želi prilagoditi potrebam potrošnikov. Banke kot ponudnik kredita skrbijo za svojo varnost, z različnimi zavarovanji, ponudniki lizinga pa se zavarujejo z delnim pologom ali lastništvom nad nepremičninami. Izraz kredit izvira iz latinščine in pomeni »credere« verjeti oziroma zaupati. Kredit je tisto, kar je dano na upanje v vrnitev. Gre za kreditno razmerje med dvema osebama. Lizing izvira iz angleškega glagola »to lease«, kar pomeni dati v najem. Lizing je oblika financiranja uporabe opreme in nepremičnin. Razlika med lizingom in kreditom je v zavarovanju terjatve do upnika. Prednosti, ki dajejo v prednostno obliko financiranja lizing so v tem, da je postopek odobritve hiter in enostaven. V diplomski nalogi smo so odločili analizirati primer, kako financirati dobrine z lizingom ali bančnim kreditom. V okviru deskriptivnega pristopa bomo uporabili metodo, ki temelji na primerjanju dejstev s katerimi nato ugotavljamo razlike, slabosti in prednosti. Primerjali bomo na eni strani lizing kot obliko financiranja, na drugi strani pa kredit. Na podlagi primera bomo izdelali izračun za nakup nepremičnine, z obema oblikama financiranja. Nato bomo analizirali posamezno obliko zunanjega financiranja na podlagi pogojev za pridobitev teh posojil. Pri pisanju diplomske naloge se bomo omejili le na slovenski trg.

Secondary abstract: Credit and Leasing providers want to customize to their consumer needs. Credit providers as Banks take care of their own safty with various insurances. Leasing providers are insured with partial deposit or with property ownership. The term Credit comes frome the Latin word »credere« and means to believe, to trust. Credit is defined as confidence in a borrower's ability and intention to repay. It is a credit relationship between two persons. The term Leasing comes from an English verb »to lease« and it means to rent something. Leasing is paying for the use of an equipment and real estates. Difference between Leasing and Credit is in debt insurance to the creditor. Approval process of leasing is quick and easy and that is an advantage. In this thesis we studied if it is better to finance goods – with Leasing or with Bank Credit. It was used descriptive method which is based on comparing the facts and their differences, disadvantages and advantages. It will be compared on one side Leasing and on the other side Credit as a form of financing. For example was taken a real estate and we made a calculation if it is better if we buy it with Leasing or a Credit. Then we will analyse a particular form of external financing on basis conditions for these loans. In thesis will be used only Slovenian market.
