Abstract

Magistrsko delo obravnava prosto zemljišče pod Pekrsko gorco. Gre za zemljišče v mestnem predelu Pekre, ki je večinoma obdano z enodružinskimi objekti. V bližini samega zemljišča je večji trgovski center Qlandia, na južnem robu pa je predvidena obvoznica, ki se je pri sami zasnovi tudi upoštevala. Trajnostna stanovanjska cona je zasnovana kot hibridni kare, v katerem sta stanovanjski in javni program. Slednji je zastopan predvsem v 11-nadstropni stolpnici, ki služi tudi kot nekakšna dominanta, po kateri se lahko orientiramo. Ostalim objektom, ki so različnih višin, se zaradi velikih steklenih površin in same razporeditve objektov ter stanovanj razprostira pogled na Pohorje in Pekrsko gorco, kar doda stanovanjem dodatno vrednost. Glavni koncept trajnostne stanovanjske cone poleg vseh trajnostnih vidikov je, da je celota kot skupek različnih objektov, ki so povezani s tako imenovano »cesto«. S to cesto pridobimo skupne površine, svetlobo v notranjih prostorih in predvsem drugačnost. Drugačna je tudi cona kot celota, predvsem v urbanistični in tlorisni zasnovi. Takšna trajnostna stanovanjska cona dvigne raven kakovosti večstanovanjske gradnje ter udobja in življenja v nekakšni skupnosti v samem predelu Pekre in tudi Mariboru.

Secondary abstract: This Master’s thesis discusses the vacant lot under the Pekrska gorca hill. The lot is located in the Pekre town district, and surrounded mostly by single-family houses. In the vicinity of the lot, there is a large shopping centre Qlandia, and a bypass at the south margin is planned which we considered in the design. The sustainable residential zone is designed as a hybrid residential area, in which both residential and public program are included. The latter is represented mainly in the eleven storey block of flats, which serves as a dominant feature for orientation. Due to large glass surfaces and the arrangement, the buildings, which are of different heights, and flats have a view of Pohorje and Pekrska gorca hill, which gives them additional value. The main concept of the sustainable residential zone, aside from all the sustainability aspects, is that it is a whole of different facilities connected with a so-called “street”. With this street we gain common areas, light in the internal areas, and mainly distinctiveness. The zone as a whole is also distinctive, mainly in its urban design and ground floor design. The sustainable residential zone raises the quality of apartment buildings and also the level of comfort and quality of life in a community in the Pekre district and the town of Maribor.
