Abstract

V diplomski nalogi so analizirane oglaševane in prodajne cene eno in dvostanovanjskih hiš ter posplošene tržne vrednosti eno in dvostanovanjskih hiš na območju občin Škofljica, Velike Lašče in Ribnica. Ugotovljeno je bilo, da so v vseh treh obravnavanih območjih oglaševane cene višje od prodajnih, kar je seveda pričakovano. Na ceno stanovanjskih hiš močno vpliva lokacija, zato cene z oddaljenostjo od Ljubljane padajo. Cene stanovanjskih hiš v občini Ribnica so v povprečju skoraj za polovico nižje od cen stanovanjskih hiš v občini Škofljica. Izvedena je primerjava oglaševanih in prodajnih cen stanovanjskih hiš in posplošenih tržnih vrednosti stanovanjskih hiš za posamezno občino. Predpostavljali smo, da so prodajne cene stanovanjskih hiš v splošnem višje od posplošenih tržnih vrednosti. Rezultati analize kažejo, da na obravnavanih območjih to ne drži. Vzrok je lahko v napačnih podatkih o stavbah oziroma napačno določenih vrednostnih conah.

Secondary title: Analysis of differences between selling prices and the generalized market values of residental houses in selected areas
Secondary abstract: The thesis deals with the analysis of advertised prices and selling prices of residential houses and generalized market values of residential houses in the municipalities of Škofljica, Velike Lašče and Ribnica. The difference between selling prices and advertised prices of residentiall houses was analyzed; we found out, that in all three regions the advertised prices are higher than selling prices. Location has the greatest impact on the prices of residential house; by moving away from Ljubljana prices of residential houses are falling. The price of residential house in the municipality of Ribnica is almost 50 % lower than the price of residential house in the municipality of Skofl the analysis of the advertised prices and selling prices of residential houses were carried out, aswell as the analysis of the market value of residential houses for each municipality and their comparison. Selling prices of residential houses are generally higher than their generalized market value which is used for tax purposes. This assumption has not been confirmed in our case, which can be attributed to incorrect information regarding residential buildings or incorrectly determined real estate value zones.
