Abstract

Nakup stanovanja ali gradnja hiše sta za vsakega posameznika velik strošek. Le redkokdo si lahko priskrbi stanovanje brez bančnega kredita. Zato si ljudje uresničijo željo po svojem stanovanju s pomočjo najema stanovanjskega kredita. Pri iskanju ponudb morajo biti, poleg obrestne mere, pozorni tudi na ostale stroške, ki spremljajo odobritev stanovanjskega kredita. Banke za ta namen izdelajo informativne izračune, ki vsebujejo vse pripadajoče stroške. Ker so tovrstni krediti velikih vsot in daljše ročnosti, banke za zavarovanje zahtevajo hipoteko na nepremičnino. Ta nepremičnina mora biti bremen prosta, lahko pa se zastavi nepremičnina, ki je predmet nakupa. To je pri mladih kreditojemalcih skoraj pravilo, saj v lasti nimajo nobene druge nepremičnine. Isti problem se pri nakupu nepremičnine pojavlja tudi v drugih sosednjih evropskih državah, zato raziščemo stroške stanovanjskih kreditov še v dveh državah, in sicer na Hrvaškem in v Avstriji. Rezultati raziskave so pokazali, da se kreditojemalci v Avstriji in Sloveniji zadolžujejo po občutno nižjih obrestnih merah oz. so nižji celotni stroški pridobitve kredita kot pri kreditojemalcih na Hrvaškem.

Secondary abstract: Buying an apartment or building a house is a lot to handle. Very few people are able to buy an apartment without needing a bank loan. As a result, people make their wish come true by arranging a housing loan. When researching offers, they need to pay special attention to interest rates as well as other costs related to obtaining a housing loan. To this end, banks draw up informative calculations that cover all the costs. Because such loans are usually large and long-term, banks demand insurance by mortgage on property. The property in question needs to be unencumbered, but the property that is subject to purchase may also be mortgaged. This has become a common practice with young borrowers because they do not own any other properties. Other neighbouring EU countries are facing the same issue, which is why we also examined the costs of housing loans in Croatia and Austria. The results of the research indicate that Austrian and Slovene borrowers borrow money at significantly lower interest rates; the overall costs of obtaining a loan are also lower than in Croatia.
