Abstract

V magistrskem delu bomo obravnavali 6D informacijski model objekta, ki temelji na sodobnem pristopu informacijskega modeliranja gradbenih objektov (engl. Building Information Modeling; BIM), ki daje lastniku informacije za upravljanje in vzdrževanje objekta v predvideni življenjski dobi. Obratovanje in vzdrževanje objekta je peta od šestih faz v življenjskem ciklu gradbenega projekta. Začne se po izdaji uporabnega dovoljenja in primopredaje objekta lastniku. Faza obratovanja in vzdrževanja predstavlja najdaljše obdobje gradbenega projekta in njeno trajanje, kot tudi ohranjanje stalne funkcionalnosti objekta, je zelo odvisno od rednega vzdrževanja objekta. V teoretičnem delu bomo na splošno opisali vrste vzdrževalnih del in jih v praktičnem delu predstavili na realnem objektu. Izdelali bomo popis elementov objekta ter vgrajenih inštalacij in opreme, za katere je predvideno vzdrževanje v življenjski dobi objekta. Od proizvajalcev bomo pridobili tehnične specifikacije vgrajene opreme in inštalacij ter na tej osnovi določili potrebne intervale in višino stroškov za izvedbo vzdrževalnih del. Predmet obravnave v aplikativnem delu magistrskega dela je gradbeni objekt, ki se uporablja za potrebe lastnika podjetja Halder d. o. o., in je funkcionalno razdeljen na trgovino s skladiščem in na pisarniške prostore. Cilj magistrskega dela je izdelati 6D informacijski model objekta oziroma servisno knjižico za gradbeni objekt v lastništvu podjetja Halder d. o. o. z vsemi predpisanimi ukrepi vzdrževanja in oceno stroškov predvidenih vzdrževalnih del od začetka uporabe do zaključka projektirane življenjske dobe objekta.

Secondary abstract: In this masterwork we will discuss 6D building information model, which is based on a modern approach to building information modeling, which gives the owner information of facility management and maintenance for the building lifecycle. Facility exploitation and maintenance is the fifth of six stages in the lifecycle of a construction project. It begins after the issuance of an usage permission and handover to facility owner. Operation and maintenance phase represents the longest period of construction project and its duration, as well as maintain the continuously functionality of the facility, is highly dependent on regular facility maintenance. The theoretical part will generally describe the types of maintenance works and in practical part we will show them on real construction object. We will make an facility elements list and embedded installations and equipment for which is estimated maintenance over the lifetime of the facility. We will gain the technical specifications of the installed equipment and installations from the manufacturers and on that base we will determine the necessary intervals and the cost amounts for carrying out maintenance works. Subject in the applicable part of the masterwork is construction object which is used of the owner company Halder d.o.o. and it is functionally divided as store with a warehouse and offices. Masterwork target is to make a 6D building information model or service book for construction object in the ownership of the Halder d.o.o. company, with all relevant measures of maintenance and cost estimate provided for the maintenance works from beginning of use to the end of the projected facility lifecycle.
