Abstract

Osnovi namen naloge je raziskava investicijske študije iz tehničnega, lokacijskega, ekonomskega in časovnega vidika gradnje poslovno stanovanjskega objekta v Mariboru. Uvod podajamo z naborom in vsebino posameznih investicijskih študij ter podrobneje predstavimo vsebino predinvesticijske zasnove. Tehnični opis izdelanih načrtov idejne zasnove, lokacijske možnosti, tržna raziskava in ocena stroškov in prihodkov iz naslova investicije so ključni dejavniki pri presojanju investicije. Generalni terminski plan predstavlja časovni potek sledečih si aktivnosti in je temelj za izdelavo finančne konstrukcije ter virov financiranja. Ekonomsko upravičenost izgradnje poslovno stanovanjskega objekta bomo izračunali z dvema statičnima metodama.

Secondary title: Feasibility analysis with conceptual design for business residential construction
Secondary abstract: The purpose of my bachelor thesis is the research of feasibility analysis from business residential construction building in Maribor from technical, location -planning, economic, and time perspective. Firstly, the selection of appropriate type of feasibility analysis and its content is going to be listed and presented. The critical factors of feasibility estimation and connected possible outcomes and incomes are technical description of constructed conceptual design, location factors and market research. The general time plan provides the schedule for following activities and it is the basis for financial construction and for sources of founding. The economic justification of building business residential construction is going to be provided with two statistical methods.
