Abstract

Osnovni namen diplomske naloge je bil raziskati in predstaviti ekonomsko upravičenost dokončanja stanovanjskega objekta. V teoretičnem delu smo opredelili gradbene projekte na splošno in predstavili njihovo strukturo. V nadaljevanju smo opisali način oblikovanja cen za gradbene proizvode in pojasnili ocene upravičenosti investicijskih projektov z opisi najpogosteje uporabljenih metod. V empiričnem delu smo predstavili in opisali nepremičnino, ki je predmet presoje upravičenosti dokončanja izgradnje. V nadaljevanju smo predstavili izvedbo predračuna o dokončanju objekta in ob predpostavki ciljnega dobička določili vse potrebne prodajne cene. Ekonomsko upravičenost o dokončanju objekta smo izračunali po statični in dinamični metodi. V zaključku smo na podlagi rezultatov podali oceno in določili smernice za nakup nepremičnine.

Secondary abstract: The main aim of the graduation thesis was to evaluate and present economic viability of completing construction of a residential facility. In the theoretical part, we defined construction projects in general and presented their structure. Later on, we described the pricing method for construction products and explained the viability assessments of investment projects with the descriptions of the most commonly used methods. In the empirical part, we presented and described the real estate, which is a subject matter of assessing the viability of completing construction. Later on, we presented the pro forma invoice and on the assumption of a target profit we specified all the necessary selling prices. Economic viability of construction completion of the facility was calculated according to the static and dynamic method. At the end, on the basis of the results, we evaluated the investment and issued guidelines for the purchase of this real estate.
