Statistical analyses of data for capitalization rates |

One of the methods used for real estate evaluation is method of capitalization rates. From a database of capitalization rates it is clear that capitalization rates are different for every real estate. We assume that factors which have an influence on degree of capitalization are: floor where the real estate is located, equipment, type of property and part of town in witch the property is located. The first step is the organization of data (capitalization rates) in relative classes. The data is arranged in classes for every factor. E.g., in this way we arrange data for floor into classes p-2 (properties are located in floors from basement to second floor), 3-5 (properties from third to fifth floor) and class for property in 6 and higher floors. Statistical method analysis of variance (ANOVA) has been be used to check all the assumptions. It is necessary to arrange formula for calculation of analysis of variance for classes with different number of elements because number of data is different for each class. With data organized in classes and formulas arranged for calculation of analysis of variance with classes with different number of data we do a series of calculations to accept or reject hypotheses. |

Metoda celotne stopnje kapitalizacije predstavlja eno izmed metod donosa. Ena od metod vrednotenja nepremičnin po metodi donosov je celotna stopnja kapitalizacije. Stopnja kapitalizacije, ki se uporablja v tej metodi, se spreminja zaradi različne lokacije in vrste nepremičnine, še posebej etažnosti in opremljenosti. Iz izračunanih stopenj kapitalizacije je razvidno da stopnja kapitalizacije niha od nepremičnine do nepremičnine. Predpostavljamo, da na stopnjo kapitalizacije vplivajo naslednji faktorji: etažnost, opremljenost, vrsta nepremičnine ter lokacija. V diplomski nalogi izhajamo iz že zbranih podatkov o stopnjah kapitalizacij posameznih nepremičnin in na podlagi analize variance ugotavljamo ali posamezni faktor statistično značilno vpliva na stopnjo kapitalizacije. Podatke o stopnjah kapitalizacije priredimo tako, da jih za vsak posamezen faktor razvrstimo v smiselne razrede. Tako na primer etažnost razdelim na razrede p-2 (nepremičnine, ki se nahajajo v pritličju pa vse do drugega nadstropja), 3-5 (nepremičnine, ki se nahajajo v tretjem do petem nadstropju) ter 6 in višje (razred v katerem se nepremičnine nahajajo v šestem in višjih nadstropjih). Za preverjanje predpostavk smo uporabili analizo variance. Ker je število podatkov v posameznih razredih različno, je potrebno formule prirediti za izračun analize variance za razrede z različnim številom elementov. S prirejenimi formulami izvedemo serijo izračunov, s katerimi dokažemo ali zavržemo predpostavko ali določeni faktor statistično značilno vpliva na stopnjo kapitalizacije nepremičnine. |
