Povzetek

V diplomski nalogi je izvedena analiza uspešnosti investicijskega projekta tristanovanjske stavbe v Koštaboni, to je v mestni občini Koper. Najprej je podan opis obravnavane stavbe. Sledi izračun stroškov gradnje. Narejene so tri kalkulacije, povezane z gradnjo obravnavane stavbe: kalkulacija, narejena pred pričetkom gradnje in v času gradnje, ter kalkulacija po izvedeni gradnji. Ta predstavlja podlago za pripravo končnega računa za investitorja. Na podlagi tako izračunanih stroškov se ugotavlja uspešnost tega investicijskega projekta na različnih lokacijah znotraj mestne občine Koper, in sicer kot razlika med prodajno ceno primerljivih stavb in stroški gradnje obravnavane stavbe na različnih lokacijah. Izbrane so štiri lokacije: lokaciji znotraj in v okolici naselja Koper ter lokaciji znotraj in v okolici naselja Koštabona. Ugotovljeno je, da so stroški gradnje na vseh štirih obravnavanih lokacijah približno enaki, vendar so prodajne cene na lokacijah znotraj in v okolici naselja Koper bistveno višje, zaradi česar bi bil obravnavani investicijski projekt tam tudi bolj uspešen.

Sekundarni povzetek: This thesis provides an analysis of the investment success of a project for three residential flats built in a house in the village of Koštabona, which is located just outside the city of Koper. To begin, a description of the building is presented, which is then followed by a description of the construction costs incurred. Three calculations are then made for the building: a calculation before construction commenced, a calculation made during the construction process, and a calculation made after the construction process was completed. The last calculation represents the basis for the investor to assess the profit made. After preparing and calculating the costs incurred, the success of the project was analysed from an investment perspective in various locations within the city of Koper. This calculation allows for a comparison to be made between the cost of constructing similar buildings and their sales price in different locations. We selected four locations: the first in Koper, the second on the outskirts of Koper, the third in Koštabona and the fourth on the outskirts of Koštabona. We discovered that the costs incurred in the construction of the buildings were almost the same in all four locations, whereas the sales prices for buildings located in Koper and on the outskirts of the city were much higher than the other aforementioned locations
