Abstract

V diplomskem delu ugotavljamo, da so se razmere na trgu nepremičnin zaradi krize zelo spremenile: cene nepremičnin ostajajo pretežno na enaki ravni, medtem ko povpraševanje predvsem zaradi nestabilnih razmer (spremembe dohodkov, višje obrestne mere) upada. Ko se odločamo za nakup nepremičnine, imamo na voljo več oblik financiranja: lastna sredstva, stanovanjski (hipotekarni) kredit ali lizing nepremičnine. Med njimi izberemo tisto možnost, ki nam v danem trenutku omogoča optimalno izbiro med oblikami financiranja. Najpogostejša oblika financiranja nakupa nepremičnine je stanovanjski (hipotekarni) kredit. Lizing nepremičnin je še vedno relativno nezaželena oblika financiranja nakupa, prav tako mu niso naklonjeni kupci, predvsem zaradi lastništva nepremičnine, ki ostaja pri lizingodajalcu. S konkretnim izračunom ter primerjavo stanovanjskega (hipotekarnega) kredita in lizinga smo ugotovili, da je stanovanjski (hipotekarni) kredit ugodnejša oblika financiranja nakupa nepremičnine.

Secondary title: Financing the purchase of real estate
Secondary abstract: This thesis finds real estate market climate changed due to economic and financal crisis. The price of real estate has not fluctuated much. The demand has fallen, mostly due to the unstable economic and financial conditions, e.g. changes in income, higher interest rates. Various forms of financing are available when purchasing real estate: personal funds, credit (mortgage) or a lease. The option we choose is the one which will provide us with the most optimal choise among the existing financing options. The most common form of financing is real estate mortgage financing. Leasing real estate still remains a relatively undesirable form of financing and most buyers are also not in favor of it, especially because the property remains in the lessors ownership. Calculations conducted on the basis of comparing of concrete mortgage and leasing options have shown that mortgage is a more suitable form of financing a real estate purchase.
