Abstract
Splošna opredelitev trga je, da gre za srečanje kupcev in prodajalcev, ki želijo izmenjati blago, storitev in denar. Trg nepremičnin pa je stičišče ljudi, ki trgujejo z dobrinami, katerih količina in kvaliteta sta težko merljivi, saj se na njih trguje z lastninskimi pravicami.
Splošnemu teoretičnem delu je sledila analiza nepremičninskega trga v dveh obdobjih, in sicer, nepremičninski trg pred izbruhom svetovne finančne in gospodarske krize in nepremičninski trg po izbruhu svetovne finančne in gospodarske krize. Pred-krizno obdobje zajema čas do leta 2007, nato pa je v sredini leta 2008 napočila največja finančna kriza. Zato sledi takrat po-krizno obdobje, ki pa še vedno traja. Slovenija še namreč ni prišla iz krize, čeprav je leta 2010 bilo opaziti okrevanje nepremičninskega trga. Eden izmed glavnih razlogov, da je slovenski nepremičninski trg še vedno v krizi je bilo obveščanje GURS o poskusnem vrednotenju nepremičnin. Gradbeni sektor pa navaja, kot razlog za krizo,da se predolgo vleče postopek pridobivanja gradbenih dovoljenj, saj se postopki vlečejo tudi več let.
Kriza je pripeljala zelo veliko podjetij v stečaj in s tem je veliko ljudi ostalo brez služb. Banke zato čutijo zelo velike posledice, saj zaradi krize ljudje niso sposobni več vračati kreditov, ki so jih najeli pri banki.

Characteristics of the real estate market in Slovenia before and after the outbreak of the global financial and economic crisis |
Secondary abstract: |
In a broad sense we define the market as a meeting of customers and vendors, who desire to exchange goods, services and money. The real estate market is a meeting point of people who trade with goods which quantity and quality are hard to measure since the trade is executed with property rights.
A general theoretical part is followed by an analysis of the real estate market in two periods of time, before and after the world financial and economic crisis. The pre-crisis period includes the time till the year 2007, which was followed by the greatest financial crisis in the middle of the year 2008. The present after-crisis period is still not resolved. An improvement of the real estate market in our country could be observed in 2010, but the crisis is not overcomed yet. One of the main reasons for such state of affairs is the GURS notification about the trial valuation of real estate. The construction sector, on the other hand, identifies as one of the main reasons for the crises, the extremelly long periods for acquiring building documentation. It takes several years to acquire all the necessary documents.
Many companies went bankrupt, people lost their employment as result of the crisis. Difficulties are experienced in the banking sector where many customers are not able to repay their loans. |
