Abstract

Magistrsko delo obravnava investicijsko študijo graditve enodružinskih hiš v naselju Rakičan. Uvodoma so opredeljene faze gradbenih projektov, vrste gradbene dokumentacije ter sestava investicijske študije. Za predmetno investicijo je študija izvedena v obsegu utemeljitve potreb, raziskave trga ter z ocenitvijo upravičenosti vlaganj v projekt. Upravičenost vlaganj je bila izvedena z metodo povračilne dobe ter metodo donosnosti investiranih sredstev, pri čemer je bila osnova določitev in ocena vseh stroškov ter prihodkov iz naslova predmetne investicije. Stroški za gradnjo ene hiše so bili podani na osnovi predlaganih načrtov arhitekture s tehničnim poročilom, za katere je bil izdelan predračun GOI del. Stroški investicije so tudi časovno opredeljeni in so jim določeni viri financiranja. Celoten potek graditve je časovno opredeljen z izdelanim generalnim terminskim planom posameznih aktivnosti ter z njihovo medsebojno povezavo.

Secondary abstract: The master’s thesis deals with the investment study of the construction of single-family houses in the settlement Rakičan. At the beginning, the stages of construction projects, the type of construction documentation and the composition of the investment study are defined. The investment is subject studies carried out within the scope of justifications needs, market research and assessing the viability of investments in the project. The eligibility of investments was carried out with the retroactivity method and the method of return on invested assets, the basis of which was the determination and assessment of all costs and revenues from the investment concerned. Costs for the construction of one house were made on the basis of the proposed architecture plans with a technical report, for which the estimate was made of construction, finishing and installation works. The costs of the investment are also timed and are defined by the sources of financing. The entire course of construction is time-defined with the developed general schedule of individual activities and their interconnection.
