Abstract

Diplomska naloga temelji na analizi cen zemljišč na različnih razvojnih stopnjah na območju Zasavske statistične regije. Predstavljeni so osnovni pojmi s področja trga nepremičnin in dejavniki, ki vplivajo na vrednost nepremičnine. Na podlagi zbranih podatkov o oglaševanih in prodanih zemljiščih je izvedena statistična analiza cen zemljišč na različnih razvojnih stopnjah, primerjava oglaševanih in prodajnih cen zemljišč na območju Zasavske statistične regije in po vseh treh lokalnih skupnostih (Hrastnik, Trbovlje, Zagorje ob Savi). Zaradi pomanjkanja podatkov o oglaševanih in prodanih zemljiščih na nekaterih razvojnih stopnjah je bila izvedena ocena tržne vrednosti zemljišča na podlagi metode razvoja zemljišča. Zaradi majhnega števila enot vzorca oglaševanih in prodajnih cen zemljišč oziroma zaradi neprimerljivega vzorca rezultati niso prikazali hierarhičnega naraščanja cen zemljišč pri prehodu iz ene razvojne stopnje v drugo razvojno stopnjo.

Secondary title: Land prices at different development stages in the Zasavska statistical region
Secondary abstract: The diploma thesis deals with the analyses of land prices at different development stages in the Zasavska statistical region. The basic concepts of the real estate market are present, as well as factors which affect value of the real estate. Based on collected data of advertised and selling land prices, a statistical analysis was made for land prices at different development stages, as well as a comparison between advertised and selling land prices across the Zasavska statistical region and all three local communities (Hrastnik, Trbovlje and Zagorje ob Savi). Due to lack of data on land prices, the market value of land at various development stages was assessed using the land development method. The results of the analysis have not shown a hierarchical increase of land prices at different development stages in the Zasavska statistical region due to lack of data.
