Analysis of land prices in different development stages in the Municipality of Šentjernej |

The thesis analyses the land market of the Municipality of Šentjernej. It presents the basic concepts from the field of real estate market, and the factors that influence the value of real estates. I have gathered data of advertised and sale prices in the Municipality of Šentjernej. Furthermore, a statistical analysis of individual land prices and the comparison between the advertised and sales price has been made. By calculating the damages for change in intended purpose of use and public utilities charge, I assess the market value of land on individual stages of land development for agricultural land, vacant construction land, vacant construction land with paid compensation for change in purpose of use intended and vacant construction land with paid compensation for change in purpose of use and with paid public utility charge. The conclusion of the research shows that the advertised and the sale price differ substantially. However, the prices in Šentjernej are relatively low compared to the Slovene average. The price discrepancy per square meter is characteristic of different stages of land development. The analyzed example shows that the highest price increase per square meter is when the intended purpose of use is changed from agricultural land to
vacant construction land. |

V diplomski nalogi je analiziran trg zemljišč na območju občine Šentjernej. Predstavljeni so nekateri osnovni pojmi s področja trga nepremičnin in faktorji, ki vplivajo na vrednost nepremičnine. Zbrani so podatki o oglaševanih in prodajnih cenah zemljišč na območju občine Šentjernej. Izdelana je statistična analiza posameznih cen zemljišč in primerjava med oglaševanimi in prodajnimi cenami zemljišč. S pomočjo izračunane odškodnine zaradi spremembe namembnosti zemljišča in komunalnega prispevka so ocenjene tržne vrednosti zemljišč na obravnavanih razvojnih stopnjah, in sicer za kmetijsko zemljišče, nezazidano stavbno zemljišče, nezazidano stavbno zemljišče s plačano odškodnino zaradi spremembe namembnosti zemljišča in nezazidano stavbno zemljišče s plačano odškodnino zaradi
spremembe namembnosti in s plačanim komunalnim prispevkom. Ugotovljeno je, da so med oglaševanimi in prodajnimi cenami velike razlike, kljub temu pa so cene na obravnavanem območju relativno nizke v primerjavi s slovenskim povprečjem. Razlike v ceni zemljišč na m2 so med razvojnimi stopnjami značilne. Največji porast cen zemljišč na m2 je v analiziranem primeru pri spremembi namenske rabe zemljišča iz kmetijskega v nezazidano stavbno zemljišče. |
