Abstract

V diplomski nalogi smo predstavili managerja, njegovo vlogo in funkcije v podjetju. Hkrati smo podrobneje spoznali tudi kaj je management, kaj predstavlja in kakšne so naloge managementa v podjetju. V nadaljevanju smo predstavili vrste nepremičnin, njihove osnovne lastnosti ter posledično trg nepremičnin oziroma osnovne funkcije in značilnosti tega trga. Vse skupaj smo povezali v celoto, da raziščemo najboljše načine za izboljšanje vloge managerja pri trgovanju z nepremičninami. Ugotovili smo, da so rešitve oziroma načini dostopni vsem managerjem. Aktivnosti in odločitve managerja, povezane s trgovanjem z nepremičninami lahko izboljšamo s prijemi, ki smo jih v nalogi tudi natančno opredelili. Ti vključujejo zaposlitev osebe, management nepremičnin ali property management, ki v Sloveniji še ni tako znan koncept, sodelovanje z nepremičninsko agencijo ali pa aktivnejši način za managerja, kot je pridobitev znanja in izobraževanja s področja nepremičnin oziroma pridobitev licence za opravljanje dejavnosti nepremičninskega posredovanja, ki je potrebna pri prodaji novogradenj oziroma pri investiranju v gradnjo. Skozi diplomsko nalogo smo ugotovili, da so načini in rešitve v nalogi lahko v veliko pomoč managerjem, ki želijo svojo aktivnost na področju nepremičnin povečati, saj podrobnejših raziskav in analiz na to temo v literaturi še ni zaslediti.

Secondary title: ǂThe ǂrole of a manager in real estate trading
Secondary abstract: In this diploma thesis we presented the manager role and function in a company. At the same time we in detail also learned what management is, what it represents and which tasks it performs in a company. Hereafter we presented different types of real estate, their basic properties and consequently real estate market properties and characteristics. We connected everything together into a whole to explore the best ways to improve the manager role in real estate trading. Furthermore we found out that these ways and soltions are accessible to all managers. Activities and decisions of a manager, related to real estate trading, can be improved with approaches we precisely defined in this thesis. These include employment of a person, Property management, which is not a well known concept in Slovenia, cooperation with a real estate agency or a more active way for a manager like learning and education in real estate area or even obtaining a real estate broker licence, which is needed for selling new constructed buildings and investing in construction. Through the diploma thesis we have found out that the given solutions and ways can be of incredible help to managers who wish to enhance their activity dealing and trading with real estate in a company because there are no detailed research and analyzes to be found in literature.
