When Slovenia joined the European Union the marketing of real estate has expended over the country's borders. The thesis discusses the marketing of residential real estates in the municipality of Gorizia and municipality of Nova Gorica in the time period from January 2013 to February 2013. We assume that the prices of residential real estates in the municipality of Gorizia are lower than the prices in the municipality of Nova Gorica. Based on this, we analyse the residential real estate market in the municipality of Gorizia, the market environment in the municipality of Nova Gorica, we segment residential real estate market and analyse the purchasing behavior of citizens of the Municipality of Nova Gorica. Based on the analysis we establish an appropriate marketing mix of residential real estate.
The analysis results confirm the hypothesis that the majority of residential real estates in the municipality of Gorizia are cheaper than the residential real estates in municipality of Nova Gorica. We discovered that residential real estates in the municipality of Gorizia are becoming more and more interesting for the citizens of the municipality of Nova Gorica, mainly because they are cheaper. Based on this we think that it is worth to take advantage of the opportunity and buy a residential property located in the municipality of Gorizia. For potential customers in the municipality of Nova Gorica two and three-room apartments of higher quality class in the suburb of Gorizia, with a price between 900 EUR and 1.200 EUR per square meter would be particularly interesting. |

Po vstopu Republike Slovenije v Evropsko unijo se je trženje nepremičnin znotraj države razširilo tudi izven meja. V diplomski nalogi obravnavamo trženje stanovanjskih nepremičnin na območju občine Gorica in Mestne občine Nova Gorica v časovnem obdobju od januarja 2013 do februarja 2013. Predpostavljamo, da so cene stanovanjskih nepremičnin na območju občine Gorica nižje kot v Mestni občini Nova Gorica. V ta namen analiziramo trg stanovanjskih nepremičnin na območju občine Gorica, tržno okolje na območju Mestne občine Nova Gorica, segmentiramo trg stanovanjskih nepremičnin na območju občine Gorica na podtrge in analiziramo nakupno vedenje občanov Mestne občine Nova Gorica. Na podlagi analize izoblikujemo primeren trženjski splet stanovanjskih nepremičnin.
Rezultati analize potrjujejo predpostavko, da je večina stanovanjskih nepremičnin v občini Gorica cenejših kot v Mestni občini Nova Gorica. Ugotovljeno je, da stanovanjske nepremičnine v občini Gorica postajajo vedno bolj zanimive tudi za občane Mestne občine Nova Gorica, predvsem zato, ker so stanovanjske nepremičnine cenejše. Zato velja izkoristiti ponujeno priložnost in tržiti stanovanjske nepremičnine, ki se nahajajo na območju občine Gorica, tudi potencialnim kupcem na območju Mestne občine Nova Gorica. Za kupce na območju Mestne občine Nova Gorica bi bila zanimiva predvsem dvo- in trosobna stanovanja na območju širšega predmestja Gorice, višjega kakovostnega razreda v cenovnem intervalu med 900 EUR in 1.200 EUR/m2. |
