Abstract
V diplomski nalogi je predstavljena analiza trga zemljišč na območju Gorenjske statistične regije. V prvem delu so opredeljeni osnovni pojmi s področja nepremičnin s posebnim poudarkom na zemljiščih. Nadalje so zbrani podatki o oglaševanih in prodanih zemljiščih na območju Gorenjske statistične regije. V drugem delu diplomske naloge so sistematično prikazani rezultati analize posameznih vrst zemljišč ter primerjava med oglaševanimi in prodajnimi cenami zemljišč na območju celotne regije, med posameznimi lokalnimi skupnostmi, ter za območje šestih izbranih lokalnih skupnosti, ki so imele največ razpoložljivih podatkov. Rezultati analiz izvedenih v diplomski nalogi so primerjani tudi z rezultati analiz trga nepremičnin, ki jih izvajata GURS in spletna stran SLONEP. V zaključku je zaradi pomanjkanja podatkov o cenah zemljišč na nekaterih razvojnih stopnjah ocenjena tudi tržna vrednost zemljišč na podlagi metode razvoja zemljišč, in sicer na območju občin Škofja Loka in Mestna občina Kranj.
Rezultati analiz kažejo na velike razlike med oglaševanimi in prodajnimi cenami zemljišč (sicer med najvišjimi v Sloveniji) na območju Gorenjske statistične regije, ki so posledica različnih dejavnikov; ob tem gre poudariti, da je pričakovano največji porast cen zemljišč opaziti pri spremembi namenske rabe iz kmetijskega v nezazidano stavbno zemljišče.

Secondary abstract: |
The thesis deals with the analysis of the land market in the area of Gorenjska statistical region. The first part presents basic concepts of real estate market, focusing mainly on land properties, as well as collected data on advertised and selling land properties in Gorenjska statistical region. The second part of the thesis systematicaly shows the results of the analysis for each type of land and compares the advertised and selling prices of land properties in the discussed area, in single local communities and in the six chosen local communities with the highest available land data. The results of the analysis are also compared with the results of the real estate market analysis, carried out by GURS and SLONEP. Due to lack of data on land prices, several land market values at different development stages in the municipality of Škofja Loka and Kranj, had to be assessed using the land development method. The results of the analysis show a big difference between the advertised and selling prices (among the highest in Slovenia) in the area of Gorenjska statistical region, which is the consequence of various factors. As expected, the highest increase of the land prices is observed at the change in land use from agricultural to building land. |
