The thesis is a presentation of individual sections of a part of a real estate project from the choice of the most attractive subcontract tenderer, the difference in the target and the stipulated price, to the final accounts of the performed services as well as the difference in the stipulated value and the accounted value of the performed services, and finally the difference between the stipulated and the accounted price. The first part presents the general and technical depictions of the described project, namely three multi residential buildings – 2nd phase. The second part is the description of the company and the purchasing service whose task involves choosing the most attractive tenderer, conducting business, and confirming the accounting situation of the performed services. The third part is the presentation of the key parameters connected to the choice of the most attractive tenderer, namely from the basic features of subcontract, the system of the service account, payment conditions and the retained means as a guarantee for good service, to performed service guarantee in the warranty period, including the accompanying financial instruments for insurance, construction site expenses, confirmation of additional services and monthly account situations. The fourth part describes the exact procedure of the most attractive tenderer choice in individual sections of the subcontract services. Furthermore, it shows the comparison of the target and the stipulated price differences which suggests the anticipated income we want to earn after finishing the construction. The final part of the thesis presents the account of the performed subcontract services. Diplomska naloga obravnava, po posameznih sklopih del nepremičninskega projekta, vse od postopka izbora najugodnejšega ponudnika podizvajalskih storitev, primerjave ciljne in pogojene razlike v ceni, do obračuna izvedenih del in primerjave pogojenih in obračunanih vrednosti opravljenih del ter primerjave pogojene in obračunane razlike v ceni. Prvi del obsega splošni in tehnični opis obravnavanega projekta, treh večstanovanjskih objektov – II. faza. Drugi del obsega opis podjetja ter službe znotraj področja nabave, katere dejavnosti so od izbora najugodnejšega ponudnika, pisne sklenitve posla, do potrditve obračunske situacije izvedenih storitev. Tretji del obsega predstavitev ključnih parametrov, povezanih z izborom najugodnejšega ponudnika, od bistvenih značilnosti podizvajalske pogodbe, sistema obračuna izvedenih del, plačilnih pogojev in zadržanih sredstev kot garancijo za dobro izvedbo del, do garancije izvedenih del v času garancijske dobe in spremljajočih finančnih inštrumentov za zavarovanje, stroškov gradbišča, potrditve nastalih dodatnih del in obračunskih mesečnih situacij. V četrtem delu je opisan natančen postopek izbora najugodnejšega ponudnika po posameznih sklopih podizvajalskih del. Prikazana je primerjava ciljne in pogojene razlike v ceni, ki pomeni predviden zaslužek, ki ga želimo iztržiti po izgradnji objekta. Zadnji del naloge obsega opis obračuna izvedenih podizvajalskih storitev. Prikazane so primerjave posameznih pogojenih in obračunanih vrednosti osnovnih pogojenih del in morebitnih dodatnih in spremenjenih del, na eni strani s strani podizvajalca in na drugi s strani investitorja. Predstavljeno je odstopanje med pogojeno in dejansko razliko v ceni, dobljeno na podlagi primerjave obračunanih vrednosti del med podizvajalcem in investitorjem. |
