Comparative analysis of apartment and building land prices in the community of Trebnje and Novo mesto in the period 2000-2008 |

There are many factors that have influence on prices of real estate, so the location of real estate is very important. The construction of the highway can be an important gain for the community as the highway draws it closer to the communities that are connected by this highway. And this can have influence on prices of real estate in this area. Between 2000 and 2008 the great section of the highway between Novo mesto and Ljubljana was build. I was interested in how this very fact influenced on prices of apartments and building lands in Community of Trebnje in comparison to Community of Novo mesto and Community of Ljubljana. In my graduation thesis discussed communities and the course of construction of Ljubljana– Obreţje highway are presented. I analyzed prices of apartments and building lands on discussed areas for years 2000 and 2001 as well as for year 2008. For years 2000 and 2001 I used data of Tax Administration of the Republic of Slovenia and for year 2008 I used data of the real estate market registry. In average prices of discussed real estate I researched the influence of the construction of the highway on real estate prices on discussed areas. I discovered that price growth was relatively highest in Community of Ljubljana. The comparison of Community of Novo mesto and Community of Trebnje showed that prices of apartments in the later grew considerably faster than in Community of Novo mesto. Between prices of building lands the difference is less noticeable and above all the comparison is hard to make due to big price range. |

Na cene nepremičnin vpliva veliko dejavnikov, zelo pomembna je tudi lokacija, kjer se nepremičnina nahaja. Izgradnja avtoceste je za kraj lahko pomembna pridobitev, saj ga časovno približa krajem, ki jih povezuje. To lahko vpliva tudi na cene nepremičnin na nekem območju. Med letoma 2000 in 2008 je bil zgrajen večji del avtocestne povezave med Novim mestom in Ljubljano. Zanimalo me je, kako je to dejstvo vplivalo na cene stanovanj in zazidljivih zemljišč v Občini Trebnje v primerjavi z mestnima občinama Novo mesto in Ljubljana. V diplomski nalogi so predstavljena obravnavana območja ter potek gradnje avtoceste Ljubljana–Obreţje. Za obravnavana območja sem analiziral cene stanovanj in zazidljivih zemljišč v letih 2000 in 2001 ter za leto 2008. Za leti 2000 in 2001 sem uporabil podatke Davčne uprave Republike Slovenije, za leto 2008 pa podatke iz evidence trga nepremičnin. Iz srednjih vrednosti cen obravnavanih nepremičnin sem sklepal na vpliv gradnje avtoceste na cene nepremičnin na obravnavanih območjih. Ugotovil sem, da je bila rast cen relativno gledano najvišja v Mestni občini Ljubljana. Primerjava Mestne občine Novo mesto in Občine Trebnje je pokazala, da so cene stanovanj v slednji rasle relativno občutno hitreje kot v Mestni občini Novo mesto. Pri cenah zazidljivih zemljišč je razlika manj opazna, predvsem pa je zaradi velikega razpona v cenah primerjava težka. |
